Founding CTO (Full Stack + Applied AI)

DealPulse is a live, in-production AI platform for commercial real estate acquisitions. We are hiring a Founding CTO to own engineering.

Most listings at this stage describe an idea. This is a mature product, in daily use on live transactions, with a codebase you can review on day one.

What already exists

• A dozen-plus production AI features: T-12 analysis, rent roll normalization, investment summaries, in-place rent comps and mark-to-market, document classification, IC memo generation
• An Excel add-in, certified on Microsoft AppSource, that writes back into the customer's own underwriting model through named ranges
• 16 broker feeds deduped nightly into a registry of 48,600+ properties across 50+ markets
• An agentic underwriting engine orchestrated across four model families, with per-call cost instrumentation and automatic model fallback
• 100+ deals analyzed on the platform, with pilot users running live transactions
• Marginal cost of roughly $2 per analysis

The stack

React, TypeScript, Vite, Tailwind, and Mapbox on the front end. Fastify on Node with Prisma, deployed on AWS Lambda. Neon serverless Postgres with pgvector, S3, and strict multi-tenant isolation with row-level security. Python extraction processors. Async on SQS, SNS, and EventBridge, with CloudWatch alarms. Multi-model LLM routing with US-resident inference and zero data retention.

Background

DealPulse comes out of institutional CRE acquisitions, with $5B+ underwritten by the founding team. The product is used on live deals daily, which keeps the loop between the market and the roadmap unusually short.

Engineering today

A year of development, in production and in daily use. Multi-tenant isolation is enforced at the database with row-level security. Every AI call is cost-instrumented, with automatic provider fallback. CloudWatch alarms cover the async pipeline. The Excel add-in cleared Microsoft's AppSource review, and the platform has completed an independent security assessment. The work ahead is scale and depth, not repair.

What you would own

• All of engineering: architecture, codebase, infrastructure, and quality.
• Scaling a production platform to institutional-grade reliability, security, and performance, because the buyers are institutions and they will audit us.
• Deepening the extraction and underwriting intelligence that is the core moat.
• Building and leading the engineering team as the company grows.

Who this is for

A senior full-stack engineer who is equally comfortable with applied LLM work and AWS-native infrastructure. Fluent in TypeScript and Python, with real Postgres depth, and a record of shipping and operating production systems rather than only building them. You are looking for ownership of a company, not a ticket queue.

Location and work authorization

This role is open to candidates based in the United States who are authorized to work here without sponsorship, now and in the future. We are not able to sponsor or transfer visas. Remote is fine anywhere in the US.

Terms

15% to 20% equity. Structure and vesting are discussed directly once there is mutual interest. There is no cash compensation at this stage. We are raising a pre-seed and salary follows that close, but we will not put a number on it before it is real. If you need income now, this is not the right moment, and we would rather say so up front.

Before any equity grant, we would work together on a real ticket from the current backlog for a couple of weeks. That tells both sides more than an interview loop will.
