Position Summary
We are seeking a skilled and hands-on Building Superintendent to join a small 2–3 person maintenance team at a well-maintained senior residential community. This role is responsible for the day-to-day maintenance operations of the property, ensuring a safe, clean, and comfortable environment for residents. The ideal candidate is proactive, detail-oriented, and committed to delivering excellent service—particularly when working with a senior population.
Key Responsibilities
Maintenance & Repairs
- Perform general maintenance and repairs, including plumbing, electrical, and appliance work (e.g., faucets, toilets, garbage disposals, stove burners, light fixtures).
- Troubleshoot and resolve maintenance issues efficiently and effectively.
- Conduct routine inspections of units, common areas, and building systems.
- Identify and address repair needs, safety concerns, and preventative maintenance opportunities.
Building Systems Oversight
- Monitor and maintain major building systems, including pumps, boilers, and HVAC systems.
- Coordinate repairs and maintenance with external vendors as needed.
Team Leadership & Collaboration
- Assist in supervising and training maintenance staff.
- Work collaboratively with a small on-site team to ensure the timely completion of work orders and upkeep of the property.
Vendor & Administrative Coordination
- Communicate and coordinate with vendors and contractors.
- Utilize basic computer systems for work orders, vendor management, and communication.
Resident Relations
- Provide excellent customer service and maintain a professional, respectful demeanor with all residents.
- Respond to maintenance requests in a timely and courteous manner, with sensitivity to the needs of seniors.
Qualifications
- Minimum of 3 years of residential maintenance experience required.
- Prior experience supervising or training maintenance staff preferred.
- Strong handyman and general maintenance skills required; construction or contractor experience is a plus.
- Working knowledge of building systems (plumbing, electrical, HVAC, boilers, pumps).
- Strong problem-solving skills and attention to detail.
- Ability to work independently and take initiative.
- Excellent interpersonal and customer service skills.
- Comfortable working with senior residents in a service-oriented environment.
- Basic computer proficiency, including internet use and vendor coordination.
Requirements
- Valid California driver’s license, clean driving record, and proof of insurance.
- Ability to meet physical demands of the role (lifting, walking, bending, etc.).
- Ability to read, write, and communicate effectively in English.
- Must pass background and credit checks.
- Demonstrated financial responsibility and reliability.
- Commitment to a drug-free workplace (zero-tolerance policy).
- Flexibility to work weekends and holidays as needed.
