General Manager / Assistant General Manager, Asset Management

• Lead overall asset strategy, commercial performance and long-term growth of New Bahru.
• Drive rental income, occupancy, tenant performance and overall asset returns.
• Oversee leasing strategy, tenant mix, renewals, rental negotiations and tenancy matters.
• Manage annual budgets, forecasts, OPEX, CAPEX and Asset Enhancement Initiatives (AEIs).
• Identify opportunities to enhance, reposition and improve the commercial value of the asset.
• Lead precinct operations and ensure a high-quality experience for tenants and visitors.
• Drive footfall, placemaking, partnerships, activations and destination development.
• Build strong relationships with tenants, partners, government agencies and other stakeholders.
• Lead and develop the team while driving strong accountability and execution.

Requirements

• Experience in real estate, asset management, commercial property, mixed-use developments or related sectors.Strong owner/landlord-side property experience is highly preferred.
• Proven experience in asset management, leasing, tenancy management, occupancy and rental performance.
• Strong commercial and financial acumen, including budgeting, asset performance, CAPEX and AEI.
• Exposure to investment, development, acquisition/divestment or asset repositioning would be advantageous.
• Experience with retail, mixed-use, lifestyle or hospitality assets preferred.
• Strong stakeholder management, negotiation and leadership capabilities.
• Able to balance commercial returns with tenant mix, placemaking and destination relevance.

• Candidates from property developers, REITs, institutional asset owners or owner-side asset management platforms will be particularly relevant.
• Relevant titles may include: General Manager / Assistant General Manager – Asset Management, Head/Director of Asset Management, Investment & Asset Management Director, Commercial Asset Management Director, Retail/Mixed-Use Asset Manager, or Leasing & Asset Management Head.
