About Secret Patio Lisbon
Secret Patio Lisbon is an operating hospitality asset currently undergoing a phased repositioning into a more premium lifestyle hospitality concept under the Atipico brand.
The transformation is already underway. The first phase was completed with the opening of Casa Aberta, our rooftop bar. The next phase will introduce a renewed reception and restaurant, followed by further upgrades to the rooms and overall guest experience.
Our ambition is to progressively elevate the property’s product, service standards, positioning and commercial performance, while maintaining a strong operation throughout the transformation.
About the Role
As Hotel Manager of Atipico Lisbon, you will lead the next chapter of an operating hotel undergoing a major repositioning.
Your mission will be to elevate the guest experience, service standards, team performance and commercial results, while ensuring the hotel continues to operate smoothly throughout the different renovation phases.
You will work closely with Operations, Revenue, Marketing, Design and Construction teams to translate the physical transformation of the property into a stronger hospitality experience and a more premium market positioning.
1. Repositioning & Operational Transformation
- Lead the operational side of the hotel’s phased repositioning while ensuring minimal disruption to guests and day-to-day performance.
- Coordinate closely with Design, Construction and Procurement teams during the delivery and handover of renovated areas.
- Ensure new spaces are fully operationally ready before launch, including workflows, staffing, equipment and guest experience standards.
- Provide strong operational input into design and product decisions to ensure that renovated spaces are both attractive and efficient to operate.
- Identify opportunities to improve the existing product and guest journey beyond the planned renovation scope.
- Ensure a seamless transition as the renewed reception, restaurant and upgraded rooms progressively come online.
2. Strategic & Commercial Leadership
- Take ownership of the overall performance and positioning of Atipico Lisbon.
- Translate the ongoing repositioning into stronger ADR, RevPAR, occupancy quality, F&B revenues and profitability.
- Work closely with Revenue Management and Marketing to progressively adjust pricing, segmentation, distribution and positioning as the product improves.
- Monitor the competitive landscape and identify opportunities to strengthen Atipico Lisbon’s position within Lisbon’s premium and lifestyle hospitality market.
- Develop and execute initiatives that improve both short-term performance and long-term asset value.
3. Operational Excellence
- Oversee the daily operation of the property, ensuring consistently high standards across Front Office, Housekeeping, Maintenance and F&B.
- Establish clear operating standards and ensure they are consistently implemented across all departments.
- Continuously identify operational inefficiencies and implement practical improvements.
- Ensure Casa Aberta, the new restaurant and all guest-facing areas operate to a consistently high standard.
- Maintain close attention to the physical condition, cleanliness and presentation of the property.
- Ensure operational processes evolve in line with the property’s more premium positioning.
4. Guest Experience
- Lead the progressive elevation of the guest experience as the property moves toward a more premium positioning.
- Identify key friction points across the guest journey and implement improvements quickly.
- Establish and monitor service standards that are consistent with a high-quality lifestyle hospitality product.
- Personally engage with guest feedback, reviews and recurring complaints to identify opportunities for improvement.
- Drive stronger guest satisfaction, review scores and recommendation levels.
- Ensure that improvements to the physical product are matched by equally strong improvements in service and hospitality.
5. Team Leadership & Culture
- Lead, motivate and develop the existing hotel team.
- Raise service standards and build a stronger hospitality and performance culture across departments.
- Coach department leaders and team members to deliver a more polished, proactive and guest-focused experience.
- Identify capability or organisational gaps and make changes where needed.
- Recruit selectively where additional skills or stronger profiles are required.
- Create clear accountability, performance expectations and development opportunities across the team.
6. Financial Management
- Own the hotel P&L and deliver revenue and profitability targets.
- Manage payroll, operating costs and departmental budgets with strong financial discipline.
- Translate the property repositioning into measurable commercial returns.
- Identify opportunities to increase revenue across rooms, F&B and ancillary services.
- Ensure operational decisions balance guest experience, commercial impact and cost efficiency.
- Monitor performance regularly and take corrective action when required.
7. Sales, Revenue & Stakeholder Collaboration
- Work closely with Revenue Management to optimise pricing, segmentation, channel mix and demand generation.
- Partner with Marketing to strengthen the positioning and visibility of Atipico Lisbon as the product evolves.
- Support local partnerships, corporate relationships and commercial initiatives that can generate relevant demand.
- Ensure the launch of each renovated area is supported by appropriate commercial and communication plans.
- Collaborate effectively with central Habyt teams and external partners while maintaining clear ownership of the hotel’s performance.
8. Compliance & Risk Management
- Ensure full compliance with local hospitality regulations, licensing, health and safety standards and internal policies.
- Maintain effective procedures for security, emergency response and operational risk management.
- Ensure all teams are properly trained and required documentation is maintained.
- Proactively identify operational risks and resolve issues before they materially impact guests or performance.
What We’re Looking For
Must-have
- Strong experience in hotel operations, ideally within boutique, lifestyle, upscale or premium hospitality.
- Proven experience leading an operating hotel or major hotel departments with meaningful P&L responsibility.
- Strong commercial mindset with a clear understanding of ADR, RevPAR, occupancy, F&B economics and hotel profitability.
- Demonstrated ability to raise service standards and improve guest experience.
- Strong people leadership skills and experience developing existing teams.
- Hands-on, entrepreneurial and comfortable operating in a fast-changing environment.
- Strong problem-solving skills and high attention to detail.
- Fluent English and Portuguese.
- Willingness to be highly present on property and personally involved in the operation.
Nice-to-have
- Experience with the repositioning or renovation of an operating hotel.
- Experience moving a hotel or hospitality concept toward a more premium market position.
- Strong F&B experience, particularly within lifestyle restaurants, bars or rooftop concepts.
- Experience in independent, entrepreneurial or fast-growing hospitality companies.
- Experience in the Lisbon hospitality market.
