Human Resources Director

The HR Director serves as a strategic HR leader and trusted business partner to senior leadership and operational teams, supporting a portfolio of Class B & C multifamily residential communities. This role is responsible for leading and executing human resources strategy across talent acquisition, employee relations, performance management, compliance, compensation, benefits, workforce planning, and talent development.
The HR Director will collaborate closely with executive, regional, and property operations leadership to align people strategies with business objectives, strengthen organizational effectiveness, enhance employee engagement, and support the continued growth of the business. This position will also provide leadership and oversight to members of the HR and recruiting team.
Key Responsibilities
- Lead and oversee end-to-end onboarding and offboarding processes, ensuring a seamless employee experience, timely completion of required documentation, system access provisioning and deactivation, benefits administration, exit interviews, and compliance with company policies and regulatory requirements.
- Serve as a strategic advisor to senior and operational leadership on employee relations, organizational development, performance management, workforce planning, and talent strategy.
- Provide leadership and guidance regarding HR policies, employment practices, and federal, state, and local employment laws and regulations.
- Partner with property and regional leaders to proactively address employee concerns, resolve workplace issues, and identify opportunities to improve employee engagement and retention.
- Lead recruitment strategy for property management, maintenance, leasing, and corporate positions, and serve as the direct supervisor to the Recruiter.
- Partner with business leaders to anticipate staffing needs, develop workforce plans, and build strong talent pipelines.
- Serve as the primary point of contact and manage the relationship with the company’s Professional Employer Organization (PEO), including oversight of payroll, benefits administration, HR compliance, employee data, reporting, and service delivery.
- Partner with the PEO to resolve escalated employee matters, ensure timely and accurate administration, and maximize the effectiveness of available HR resources and services.
- Oversee onboarding and orientation programs to ensure a consistent and positive employee experience.
- Lead complex workplace investigations and recommend appropriate resolutions and corrective actions.
- Coach and advise managers on performance improvement, corrective action, employee development, and effective people management.
- Lead succession planning and talent management initiatives, identifying critical roles and opportunities to develop and retain key talent.
- Partner with leadership on compensation strategy, salary recommendations, market analyses, and compensation reviews.
- Provide oversight of employee benefit programs and ensure employees receive appropriate guidance and support.
- Ensure compensation and HR practices align with company policies, market conditions, and business objectives.
- Ensure compliance with applicable federal, state, and local employment laws and regulations.
- Maintain appropriate HR records, documentation, and reporting while ensuring confidentiality and data integrity.
- Support HR audits and ensure adherence to company policies, procedures, and regulatory requirements.
- Analyze turnover, retention, employee feedback, and other workforce data to identify trends and develop actionable recommendations for leadership.
- Identify opportunities to improve HR processes, programs, and systems to support operational efficiency and continued business growth.
Qualifications
- Bachelor's degree in Human Resources, Business Administration, or a related field.
- 7+ years of progressive human resources experience, including experience operating in an HR leadership or strategic HR business partner capacity.
- 5+ years of experience supporting Class B & C multifamily residential communities is required.
- Demonstrated experience advising senior and operational leaders on complex employee relations and workforce matters.
- Strong knowledge of employment law, employee relations, compliance, and HR best practices.
- Experience leading or overseeing talent acquisition and developing recruiting strategies.
- ADP experience is required.
- Excellent communication, leadership, conflict resolution, coaching, and relationship-building skills.
- Ability to operate strategically while remaining comfortable managing hands-on HR responsibilities.
- Strong judgment, discretion, and ability to manage sensitive and confidential employee matters.
- Proficiency with HRIS systems and Microsoft Office Suite.
- HR certification such as SHRM-SCP, SPHR, SHRM-CP, PHR, or equivalent preferred.
Working Environment
- Supports multiple multifamily residential communities within a designated portfolio.
- Regular travel to properties and regional offices as needed.
