What You'll Do

The HVAC Technician is responsible for performing routine inspections, preventive maintenance, minor repairs, filter changes, lubrication, operational checks, and support activities for HVAC and refrigeration systems in healthcare and commercial facilities. This role supports senior HVAC Mechanics in maintaining reliable equipment operation and ensuring compliance with healthcare facility requirements.

  • Preventive maintenance duties include conducting scheduled inspections and tasks on air handlers, VAV boxes, fan coil units, exhaust fans, split systems, mini-splits, package units, and refrigeration equipment, as well as changing filters and belts, lubricating bearings and moving components, cleaning coils and drain pans, and verifying proper system operation.
  • Conduct regular inspections and monitoring activities, including weekly mechanical room checks, recording temperatures, pressures, and operating parameters, identifying abnormal equipment conditions, and reporting deficiencies to supervisors.
  • Support corrective maintenance efforts by assisting HVAC Mechanics with motor and belt replacements, coil cleaning, valve repairs, actuator replacements, and equipment startup and shutdown, while performing minor repairs within their level of training and qualifications.
  • Complete work orders, recording deficiencies and recommendations, and maintaining maintenance records and preventive maintenance documentation.
  • Working within healthcare environments, the technician must follow infection control procedures, maintain professional conduct in patient care areas, coordinate activities with clinical staff, and ensure the safety of patients, staff, and equipment during maintenance tasks.
  • Safety responsibilities include complying with OSHA and EM 385-1-1 standards, using appropriate personal protective equipment (PPE), participating in required safety training, and maintaining a clean and organized work environment.

What You'll Have

  • One to three years of HVAC maintenance experience, preferably with commercial HVAC equipment.
  • High school diploma or GED; HVAC trade school training is preferred.
  • While not always required, preferred certifications include EPA Universal Certification, HVAC Excellence Employment Ready Certification, NATE Ready-to-Work Certification, and OSHA 10-Hour training.
  • Candidates should demonstrate skills such as the ability to use hand and power tools, perform basic electrical troubleshooting, read gauges, meters, blueprints, and equipment manuals, and utilize basic computer systems for CMMS documentation.
  • Physical requirements include the ability to lift up to 50 pounds, climb ladders, work on elevated surfaces and in confined spaces, and perform physical tasks such as standing, bending, stooping, and kneeling for extended periods.
  • Preferred qualifications include experience supporting military or civilian healthcare facilities such as those for the Army, Air Force, Navy, VA, or DHA. Familiarity with healthcare standards and systems-such as The Joint Commission (TJC) Environment of Care standards, NFPA 99 and NFPA 101, UFC healthcare facility requirements, and DMLSS-FM or LogiCole work order systems-is highly desirable, along with a strong understanding of infection control practices and patient care environment protocols. These responsibilities and qualifications align with typical OMEE healthcare facility maintenance requirements and personnel qualification standards identified in the Fort Eustis OMEE Performance Work Statement (PWS).
