IRAS Management Associate Programme (Real Estate and Valuation)

A 2–3 year rotational program for Singaporean/PR graduates to build expertise in real estate valuation and policy, with mentorship and leadership training at IRAS in Singapore.

Join the IRAS Management Associate Programme in Real Estate and Valuation and develop deep expertise that supports Singapore’s built environment and economic growth.
This structured programme of up to 3 years is designed to allow you to build a professional discipline in real estate and valuation, combining technical depth, policy exposure and public sector impact. Work beyond valuation to develop a broad and resilient career with rotational opportunities across IRAS and exposure to policy formulation, operations management and strategic initiatives that support our nation’s growth.
Develop Market-Relevant Professional Discipline
Build deep expertise in real estate market and valuation, urban economics, land and development considerations, policy-linked valuation work.
Gain Exposure Beyond Tax Administration
Opportunities to work on diverse properties, strategic valuation matters, policy and litigation support.
Mentorship and Career Guidance by Senior Leaders
Training and development opportunities including overseas training opportunities
Duration of the programme
•Degree in Real Estate - 2-year programme
•Other Degrees - 3-year programme which includes ~1 year of practical training on real estate and valuation fundamentals
Application Process
You will go through 4 stages of assessment as follows:
•Video interview and written assessment
•Screening interview
•Cognitive/ psychometric tests
•Panel interview with Senior Management
Application Cycle
Application Period - July 2026
Interviews will take place from August - Sept 2026.
Successful applicants will commence work in November 2026.
[What we are looking for]
Apply to our Management Associate Programme if you have what we are looking for:
•Singaporean/ Singapore permanent resident;
•Final year undergraduate or Recent graduate with 2 years or less of working experiences with strong academic achievements;
•Disciplines:
a)Degree in Real Estate; or
b)Others - Degree in disciplines that combine analytical rigour with an understanding of economics, land, or quantitative modelling;
•Track record of managing multiple demands and initiating initiatives
•Proven leadership abilities, including excellent co-curricular activities leadership track record; and
•Have strong analytical and problem-solving skills to be able to develop, recommend and implement initiatives that would impact taxpayers and stakeholders.
