Description
Junior Leasing and Asset Manager, Parking
Parking & Commercial Portfolio
Location: New York, NY (Manhattan) onsite, in person, with regular site visits across the portfolio
Reports to: Vice President, Retail
Compensation: $100,000 to $110,000 base salary
Employment type: Full-time, exempt
POSITION SUMMARY
We are seeking a Junior Leasing and Asset Manager to own the financial and operational performance of our parking portfolio — approximately 1.5 million square feet of garage space and 8,000 spots across our New York, Washington, D.C., and Philadelphia holdings.
This is a hands-on seat with direct accountability for revenue, operator performance, and the annual budget. The right candidate has four to seven years of commercial real estate, parking, or operations experience and is ready to move from supporting an asset to running one including negotiating parking operator leases and management agreements and shaping capital decisions for the portfolio.
KEY RESPONSIBILITIES
Revenue Ownership & Financial Performance
• Own monthly revenue collection, verification, and reconciliation across all parking operators and percentage-rent tenants
• Audit operator statements against lease and management agreement terms; identify, quantify, and recover underreporting, missed escalations, and uncollected percentage rent
• Build and own the annual operating budget and reforecasts for the parking portfolio; explain and defend variances to ownership
• Drive rate strategy monthly versus transient mix, pricing by submarket, and yield decisions and measure the revenue impact of each change
• Partner with accounting on billing, collections, CAM reconciliations, and year-end true-ups
Operator & Agreement Management
• Serve as the owner-side principal contact for parking operators, holding each to the terms of its agreement
• Lead operator RFPs end to end: market outreach, proposal analysis, underwriting of operator economics, and recommendation to senior management
• Negotiate and document agreement renewals, amendments, and new operator agreements alongside legal and senior leadership
• Manage operator transitions, including staffing, systems cutover, and revenue continuity
• Maintain the abstract database of key agreement terms, critical dates, and reporting obligations, and act on them ahead of deadline
Asset Strategy & Capital
• Develop and maintain an asset-level plan for each garage: positioning, capital needs, hold strategy, and revenue upside
• Model the impact of rate changes, agreement structures, capital projects, and operator transitions on NOI and asset value
• Scope, justify, and help oversee capital projects, revenue control and access technology, equipment replacement, restoration, lighting, and signage
• Evaluate alternative uses and emerging demand drivers (EV charging, fleet and micromobility parking, monthly contract partnerships) and bring forward recommendations
Reporting & Oversight
• Prepare monthly and quarterly asset performance reporting for senior management and ownership
• Conduct regular site inspections confirming facilities are clean, safe, well-maintained, properly staffed, and operating in line with agreement terms
• Flag deferred maintenance, capital needs, and lease or license compliance failures, and track them to resolution
• Monitor NYC regulatory obligations affecting the garages, including DOB and FDNY requirements, licensing, and Local Law inspection cycles
QUALIFICATIONS
Required
• Bachelors degree
• Three to Five years of experience in commercial real estate asset management, parking or transportation operations, lease administration, or audit
• Demonstrated ownership of a budget, a P&L, or a revenue line
• Advanced Excel, including operating budgets, variance analysis, and cash flow or scenario modeling
• Experience reading, applying, and enforcing commercial agreement terms
• Clear written and verbal communication; able to hold operators and vendors accountable professionally and to present to senior leadership
• Willingness to be in the field regularly across Manhattan, outer boroughs, Philadelphia and Washington D.C.
Preferred
• Direct experience with parking operations, whether owner-side or with an operator such as LAZ, Icon, Propark, iPark, City Parking, SP+, etc.
• Working knowledge of percentage rent, management agreements, and revenue-share structures
• Familiarity with parking revenue control systems and access technology
• Proficiency in Yardi, MRI, or comparable property management software
• Prior involvement in operator RFPs, agreement negotiation, or capital project delivery
