Junior Property Manager

As our Junior Property Manager, you will play a key supporting role in the delivery of high-quality maintenance services across our portfolio of single-family homes. This is a development-focused position where you will gain hands-on experience, working closely with field operatives, contractors, and internal teams to ensure maintenance operations run smoothly and efficiently. You will support the coordination of repairs, assist with managing unit churns, and help ensure properties are well-presented and ready for occupancy. With guidance from team members and your manager, you will build your understanding of maintenance operations, cross-functional collaboration, and property management best practice.

Responsibilities

Maintenance Coordination
  • Assist in coordinating reactive and planned maintenance across assigned properties.
  • Handle incoming calls and enquiries from residents, ensuring issues are logged accurately and responded to promptly.
  • Proactively communicate with residents to provide updates on maintenance requests, expected timelines, and resolutions.
  • Liaise with field operatives and contractors to support timely and high-quality repairs.
  • Monitor maintenance requests and follow up to help ensure resolution within agreed timeframes.
  • Able to take initiative in day-to-day tasks while working under guidance from senior team members.
Unit Churn & Void Management
  • Coordinate unit turns and void periods to minimise downtime and maximise occupancy.
  • Assist with the booking, coordination, and follow up of pre-move out and void inspections.
  • Liaise with contractors during and post unit turn works to support delivery of properties in line with company SLAs and readiness standards.
Cross-Functional Collaboration
  • Liaise with contractors during and post-unit works to support delivery of properties in line with company SLAs and readiness standards.
  • Collaborate with Lettings and Finance teams to ensure accurate handovers and cost tracking.
  • Support the Maintenance Lead in delivering joined-up operational strategies.
Supplier & Contractor Liaison
  • Assist in coordinating unit turns and void periods to support minimising downtime and maximising occupancy.
  • Monitor contractor performance and escalate issues where necessary.
  • Provide support in procurement activities and ensure value for money.
Reporting & Data Management
  • Maintain accurate property and maintenance records.
  • Contribute to reporting on maintenance activity, unit churns, and contractor performance.
  • Develop confidence in using data to identify trends and suggest improvements.

Requirements

• Experience in residential property management, ideally within a maintenance-focused role is desirable.
• Experience in Build to Rent (BTR) or single-family housing operations is desirable.
• Willingness to work towards an ARLA Qualification.
• Exceptional organisational and coordination skills.
• Strong customer service skills • Excellent verbal and written communication skills.
• A proactive and positive approach to learning and problem-solving.
• Comfortable working with data and systems.
• A dynamic and driven personality, with a strong zeal for the industry.
• Able to take initiative in day-to-day tasks while working under guidance from senior team members.
• Open to feedback, coaching, and continuous development.
• A strict adherence to confidentiality regarding all forms of information and data.
• Ambition to grow within a rapidly scaling company.
