Landman (Remote/Texas)
Pay Range: $55/hour
Landman Job Summary
The Landman is responsible for managing land acquisition activities, property rights, easements, and real estate matters necessary to support the Company's utility infrastructure projects throughout Texas. This position will research ownership records, negotiate agreements with landowners, coordinate with internal stakeholders, and ensure timely acquisition of land rights required for construction, operation, and maintenance of utility facilities.
The ideal candidate will have experience with title research, easement acquisition, right-of-way activities, and landowner negotiations, with strong knowledge of Texas property laws, county records, and regulatory requirements.
Essential Duties and Responsibilities- Perform ownership, title, and mineral interest research using county records, courthouse documents, GIS systems, and other land data resources.
- Identify property owners, easement holders, and affected parties associated with utility projects.
- Conduct due diligence on properties, including reviewing deeds, plats, surveys, leases, encumbrances, and other real estate documentation.
- Negotiate and secure easements, rights-of-way, access agreements, leases, licenses, and other land rights required for utility infrastructure projects.
- Establish and maintain positive relationships with landowners, government agencies, municipalities, and other stakeholders.
- Communicate project impacts, acquisition requirements, and timelines clearly and professionally with property owners.
- Coordinate with project managers, engineering teams, environmental specialists, legal counsel, and construction teams to support project execution.
- Assist with permitting activities and regulatory documentation related to land acquisition and right-of-way requirements.
- Maintain accurate records of land agreements, negotiations, correspondence, and project documentation within company systems.
- Support resolution of landowner concerns, disputes, and property access issues.
- Review and interpret surveys, maps, GIS data, and construction drawings to understand project requirements.
- Monitor project schedules to ensure land acquisition milestones are achieved in alignment with construction timelines.
- Assist with condemnation support activities, including documentation preparation and coordination with legal teams when necessary.
- Travel throughout Texas to meet with landowners, attend project meetings, and conduct field assessments.
- Bachelor's degree in Land Management, Real Estate, Business, Energy Management, Geography, or related field preferred; equivalent experience considered.
- 3+ years of experience as a Landman, Right-of-Way Agent, Land Acquisition Specialist, or similar role.
- Experience supporting utility, energy, pipeline, transmission, renewable energy, or infrastructure projects.
- Strong understanding of Texas real estate transactions, easements, title documentation, and property ownership records.
- Ability to read and interpret legal descriptions, surveys, maps, and engineering drawings.
- Excellent negotiation, communication, and relationship-building skills.
- Strong organizational skills with the ability to manage multiple projects and priorities.
- Proficiency with Microsoft Office Suite and land management/GIS systems.
- Experience working with electric transmission, distribution, natural gas, water, or utility infrastructure projects.
- Experience with GIS platforms, title software, and land management databases.
- Knowledge of Texas property laws, easement processes, and right-of-way acquisition practices.
- Strong negotiation and conflict-resolution abilities.
- Ability to communicate effectively with landowners, contractors, attorneys, engineers, and company leadership.
- Detail-oriented with strong documentation and recordkeeping skills.
- Ability to work independently while managing field activities and project deadlines.
- Ability to travel regularly throughout assigned territories.
