Lead BIM Coordinator / BIM Manager (M&E)
Key Responsibilities
- Establish & Manage BIM Workflows: Develop, implement, and maintain the BIM Execution Plan (BEP), modeling protocols, and Common Data Environment (CDE) for new and ongoing M&E infrastructure and building projects.
- M&E Model Coordination & Clash Resolution: Lead the integration and spatial coordination of 3D M&E models (HVAC, Electrical, Fire Protection, Plumbing, ELV). Conduct clash detection using Navisworks Manage or Autodesk Construction Cloud (ACC) and resolve complex trade interface issues with site personnel, main contractors, and consultants.
- Team Leadership & Standards: Guide, mentor, and supervise BIM Coordinators and Modellers. Standardize company BIM libraries, Revit templates, naming conventions, and quality control procedures across all trade packages.
- Interdisciplinary Collaboration: Represent Smitech in BIM coordination meetings with Main Contractors, Consultants, Subcontractors, and Clients (including LTA / Public Agencies) to present 3D models and resolve site construction clashes.
- Authority Submissions & Close-Out: Ensure BIM deliverables comply strictly with BCA, LTA (including LTA BIM / VDC standards and asset tagging), PUB, and CONQUAS requirements. Oversee final as-built BIM model submissions for project handover.
Requirements
Education: Polytechnic Diploma or Degree in Mechanical / Electrical Engineering, Building Services, Civil Engineering, Architecture, or a related technical field.
Working Experience:
5 to 8 years of hands-on BIM modeling and coordination experience in the Singapore construction industry, specifically within M&E / MEP building services.
Minimum 2 to 3 years in a lead or supervisory capacity (e.g., Senior BIM Coordinator, Lead BIM Coordinator, or Assistant BIM Manager).
LTA Project Experience: Prior experience delivering BIM requirements for Land Transport Authority (LTA) infrastructure, MRT stations, depot, or road/tunnel projects is highly preferred.
- Software Proficiency: Strong hands-on proficiency in Autodesk Revit (MEP), Navisworks Manage, AutoCAD, and BIM 360 / ACC.
- Technical Knowledge:
In-depth understanding of M&E site installation, spatial constraints, containment routes, and cross-trade interface coordination.
Strong familiarity with Singapore BIM / VDC guidelines, LTA BIM submission standards, and authority submission requirements.
- Certifications (Advantage): Specialist Diploma in BIM / VDC from BCA Academy or Autodesk Certified Professional (ACP) is a strong plus.
- Soft Skills: Strong leadership, communication, problem-solving, and stakeholder management skills. Ability to work independently to build up BIM processes from the ground up in a fast-paced environment.
