About the Role

Important: This position is open only to candidates who are currently residing in Thailand.

PRIME Philippines is looking for a commercially driven Leasing Manager with a background in logistics, warehouse operations, or industrial real estate to develop warehouse leasing opportunities in Thailand.

The successful candidate will leverage their understanding of warehouse and logistics requirements to connect businesses with suitable industrial properties, build relationships with property owners and corporate clients, pitch leasing services, and facilitate leasing transactions.

We are looking for someone confident in client engagement, who enjoys business development and understands the operational requirements of warehouse and logistics businesses.

Key Responsibilities

1. Business Development and Client Relationship Management

• Identify and develop relationships with logistics companies, manufacturers, distributors, third-party logistics providers, and e-commerce businesses.
• Build a pipeline of prospective clients requiring warehouse, distribution, and industrial facilities.
• Present and pitch PRIME’s leasing and real estate consultancy services to prospective clients.
• Conduct client meetings to understand operational requirements, property specifications, location preferences, and budgets.
• Maintain strong relationships with clients, landlords, property owners, and developers.

2. Warehouse and Industrial Property Leasing

• Source suitable warehouses, distribution centers, and industrial properties based on client requirements.
• Coordinate property viewings and site inspections.
• Evaluate properties based on location, accessibility, floor area, rental rates, and operational suitability.
• Facilitate leasing transactions from initial inquiry through negotiation and lease execution.
• Recommend property solutions that align with clients’ business and logistics needs.

3. Negotiation and Transaction Management

• Facilitate negotiations on rental rates, lease duration, deposits, and other commercial terms.
• Coordinate with clients, landlords, property owners, and relevant stakeholders throughout the leasing process.
• Prepare leasing proposals, property comparisons, and client presentations.
• Monitor the leasing pipeline and provide regular business development updates.

4. Market Research and Industry Engagement

• Monitor warehouse rental rates, industrial property developments, market demand, and competing properties in Thailand.
• Conduct fieldwork and property visits to gather market intelligence.
• Build relationships with local industry stakeholders to identify emerging leasing opportunities.
• Prepare reports on client requirements, market opportunities, and leasing activities.

Qualifications

• Bachelor’s degree in any relevant field.
• Must currently reside in Thailand. Applications from candidates currently based outside Thailand will not be considered.
• Background in logistics, warehouse operations, supply chain management, industrial property leasing, or commercial real estate.
• Experience in business development, sales, leasing, or client relationship management is an advantage.
• Strong communication, presentation, negotiation, and interpersonal skills.
• Confident in pitching services, engaging clients, and building professional relationships.
• Willing to conduct fieldwork, visit properties, and meet clients across Thailand.
• Knowledge of the Thai logistics, warehouse, or industrial property market is an advantage.
• Proficiency in Thai and English is highly desirable.
