ORGANIZATION OVERVIEW
Habitat for Humanity of Greater Charlottesville (“Habitat”) is a cutting-edge non-profit housing and community development organization creating simple, decent, affordable homes in partnership with low-income families, volunteers, and the communities of the Greater Charlottesville region. We are advocates, promoting innovations and policy solutions designed to increase the affordable housing supply across the communities we serve. Home construction capacity is multiplied by a volunteer labor force including homeowner families, corporate, civics, and faith groups. Habitat is an affiliate of Habitat for Humanity International (“HFHI”), a global ministry working to end housing poverty worldwide.
In 2013, Habitat completed construction at Sunrise, the first trailer park transformation in the nation without resident displacement. Currently, Habitat is redeveloping the Southwood Mobile Home Park with similar objectives. Southwood is the area’s largest single concentration of affordable housing and its greatest remaining redevelopment opportunity. When complete, the redeveloped Southwood will be unprecedented in scale nationally. Habitat has also partnered with the Piedmont Housing Alliance and the City of Charlottesville to purchase the Carlton Mobile Home Park. In the short term, our plan is to manage the park responsibly while helping residents develop the collective capacity to be leaders in the eventual redevelopment of the property into a mixed-income community without resident displacement.
Habitat is a national pioneer in mixed-income community development. To date, Habitat has contributed to 12 mixed-income neighborhoods and built and sold almost 400 homes.
POSITION SUMMARY
The Bilingual Loan Origination & Closing Manager (LOCM) is a member of Habitat's Department of Family and Community Partnerships and reports to the Chief Financial Officer. The LOCM guides homebuyers through the mortgage origination and closing process, serving as the primary lending relationship manager from mortgage application through closing. The position works closely with Financial Coaches, Homeownership staff, the CFO (and other Finance staff), attorneys, and other partners to ensure homebuyers understand their financing, complete required documentation, and successfully progress from mortgage application through home purchase and closing. Responsibilities begin at loan application: reviewing the application, collecting and verifying income and credit documentation, structuring the mortgage stack, calculating monthly payments, coordinating down payment assistance and creating purchase agreements. The LOCM then orders the appraisal and carries the borrower relationship through title search, closing document preparation, pre-closing education and support, and the final closing meeting.
DUTIES AND RESPONSIBILITIES
Loan Origination
- Receive referrals from financial coaches once a family has completed readiness milestones; open and manage the loan application.
- Calculate preliminary qualifying income, debt-to-income ratio (DTI), estimated housing payment, down payment requirements, "buy-up" options (Southwood program), and purchasing capacity.
- Assess each applicant's housing goals and financial capacity; counsel them on Habitat program options, available loan products, and down payment assistance resources to help them choose the right path forward.
- Issue initial Habitat loan pre-qualification estimates for prospective Southwood homebuyers.
- Walk borrowers through their pre-qualified loan terms, estimated payments, escrow requirements, and closing costs.
- Collect and organize income, credit, debt, savings, and program-eligibility documentation; verify completeness before submission to underwriting.
- Structure each loan, including applicable subsidies, and calculate monthly payments and appreciation-sharing terms in accordance with approved terms and conditions.
- Maintain regular communication with homebuyers on loan status, outstanding requirements, anticipated timelines, and next steps.
- Order and manage residential appraisals and coordinate required homeowner's insurance.
- Coordinate with financial coaches when additional financial preparation or documentation is needed, maintaining a clear separation between financial coaching and formal lending decisions.
- For Pathways applicants, work with the CPO and CFO to prepare the purchase agreement, coordinate with the family's third-party lender, prepare the subsidy gap calculation once bank terms are confirmed, and manage communication between all parties to keep closings on schedule.
- Submit completed files to the loan committee for an independent credit decision; work with financial coaches to obtain any additional documentation or address changes as requested.
Closing and Compliance
- Conduct or coordinate title search and resolve title issues prior to closing.
- Conduct individualized pre-closing meetings with borrowers and communicate complex mortgage loan documents as well as equity generation pathways to first- time homebuyers.
- Schedule and facilitate closing meetings, working directly with the closing attorney, the homebuyer, and internal staff
- Work closely with the Director of Grants and Grant Compliance to prepare funding draws for grants (such as ASNH, FHLB, CAHF, and others) and ensure accurate and timely completion of all closing logistics and reporting requirements for the same.
- Track and report on pipeline and closing status, flagging delays or at-risk closings to CPO and helping to creatively troubleshoot any challenges.
- Ensure all mortgage files and processes are in compliance with all state and federal mortgage regulations (i.e. SAFE Act, MPAR, TRID, ECOA, GLBA and AML) and HFHI policies
- Work with CFO to prepare memos, analyses and reports on homebuyer pipeline and status of closings for DFCP team meetings, ELT, and HFHGC Board meetings as requested.
- For Pathways transactions, facilitate communication with the financial coach, buyer, realtor, third party lender and all other critical partners (appraiser, title company, down payment assistance programs, closing attorneys, donors, and other funding partners) to ensure a smooth and timely closing process.
- Maintain complete, audit-ready loan files, including documentation supporting the underwriter's decision and fair-lending-compliant handling.
- Maintain HFHGC's licensing and non-profit exemption compliance for this role, including required NMLS education, testing, and continuing education, or supporting documentation for the organization's bona fide nonprofit determination.
Miscellaneous
- Provide administrative support as requested, specifically Spanish interpretation and translation for team-wide priorities (i.e. meetings, events, written material, etc)
- Obtain and maintain all required Qualified Loan Originator certification and any recommended Mortgage Loan Originator trainings
