Position Summary

The Maintenance Engineer is responsible for maintaining the physical condition, safety, functionality, and appearance of The Chanler at Cliff Walk, a luxury boutique hotel and historic property in Newport, Rhode Island.

This is a hands-on position responsible for the daily operation, maintenance, repair, and preventative care of the hotel, guest rooms, public areas, grounds, equipment, and building systems. The Maintenance Engineer works closely with hotel leadership and all departments to ensure that the property consistently meets The Chanler's high standards for quality, comfort, safety, and guest service.

The ideal candidate is dependable, mechanically inclined, detail-oriented, and able to identify and resolve maintenance issues quickly while maintaining a professional and courteous presence around guests.

Essential Responsibilities

  • Perform daily inspections of guest rooms, public areas, back-of-house areas, and exterior areas to identify maintenance needs.
  • Respond promptly to maintenance requests from guests and hotel departments.
  • Perform repairs and maintenance involving plumbing, electrical, HVAC, carpentry, painting, appliances, fixtures, doors, locks, and general building systems.
  • Complete preventative maintenance on guest rooms, equipment, mechanical systems, and building infrastructure.
  • Monitor and maintain heating, cooling, hot water, electrical, plumbing, and other building systems.
  • Troubleshoot equipment and building-system problems and determine when outside contractors or specialized technicians are required.
  • Maintain guest rooms and public spaces to the highest standards of appearance and functionality.
  • Assist with preparation of guest rooms between stays when maintenance or repair work is required.
  • Maintain and repair furniture, fixtures, doors, windows, lighting, and other hotel property.
  • Respond to emergency maintenance situations, including water leaks, power issues, heating or cooling failures, and other building-related emergencies.
  • Maintain accurate records of completed work, preventative maintenance, equipment issues, and supplies.
  • Maintain an organized inventory of maintenance supplies, tools, parts, and equipment.
  • Coordinate with approved vendors and contractors as directed by management.
  • Assist with seasonal property maintenance, including preparation for winter weather and summer operations.
  • Perform exterior maintenance and assist with care of patios, walkways, outdoor areas, and property features as needed.
  • Follow all OSHA, fire-safety, workplace-safety, and hotel procedures.
  • Maintain a clean, safe, and organized maintenance/work area.
  • Protect the privacy and comfort of hotel guests while performing work throughout the property.
  • Communicate maintenance concerns that could affect guest satisfaction, safety, or hotel operations to management promptly.
  • Perform other duties as assigned by management.

Guest Service Responsibilities

Because this position works throughout a luxury guest property, the Maintenance Engineer is expected to:

  • Maintain a professional, courteous, and approachable demeanor at all times.
  • Respect guest privacy and minimize disruption when performing work.
  • Respond to guest requests with urgency and professionalism.
  • Communicate clearly with guests when maintenance work is required in an occupied area.
  • Maintain the appearance and cleanliness of work areas while working around guests.
  • Understand that maintenance directly contributes to the overall guest experience and reputation of The Chanler.

Qualifications

  • Previous maintenance, engineering, facilities, hotel, apartment, or building-maintenance experience preferred.
  • Strong mechanical aptitude and practical problem-solving skills.
  • Working knowledge of basic plumbing, electrical, HVAC, carpentry, painting, and general building maintenance.
  • Ability to use common hand and power tools safely.
  • Ability to troubleshoot problems and determine appropriate solutions.
  • Ability to work independently and prioritize multiple maintenance requests.
  • Strong attention to detail.
  • Excellent communication and interpersonal skills.
  • Dependable, punctual, and willing to take ownership of responsibilities.
  • Ability to work professionally in a luxury hospitality environment.
  • Ability to maintain confidentiality and respect guest privacy.
  • Valid driver's license preferred.

Physical Requirements

The position requires the ability to:

  • Stand and walk for extended periods.
  • Lift and carry maintenance supplies and equipment.
  • Climb stairs and ladders.
  • Bend, kneel, crouch, reach, and work in confined areas when necessary.
  • Safely operate hand and power tools.
  • Work indoors and outdoors in varying weather conditions.
  • Respond to maintenance emergencies as needed.

Work Schedule

This position requires flexibility based on hotel operations and maintenance needs. The Maintenance Engineer may be required to work weekends, holidays, evenings, or respond to emergency maintenance situations.

Standards of Performance

The Maintenance Engineer is expected to take pride in the condition of the property and to proactively identify issues before they become larger problems. The successful candidate will help ensure that guest rooms, public areas, equipment, and building systems are consistently safe, functional, well-maintained, and in keeping with the standards expected of a luxury Newport hotel.
