About the Property
Rydges Melbourne is a 4.5-star hotel set in the heart of the East End Theatre District at 186 Exhibition Street, just steps from Her Majesty's Theatre, Chinatown and Collins Street. The hotel features 370 rooms, suites and apartments, a heated rooftop pool and fitness studio on level 23, up to eleven flexible conference and event spaces, and Bossley Bar & Restaurant. Reporting to the Director of Maintenance, the Maintenance Manager is responsible for the day-to-day management of maintenance and contracted staff, directing and performing routine, preventive, corrective and emergency maintenance across the entire property, interior and exterior.
Key Responsibilities

Assist in developing the routine and non-routine Repairs and Maintenance (R&M) budget for the financial year, controlling departmental expenses within set targets.
Manage repairs and maintenance with the aim of avoiding major interruption to the hotel's business.
Manage all contractual obligations so that plant and equipment is serviced and maintained in optimal operational status.
Maintain the Building Warrant of Fitness (BWOF) and Compliance Schedules, and maintain and schedule the fire damper register.
Develop and enforce routine maintenance checklists, reviewing maintenance logs regularly to identify ways to reduce repetitive maintenance.
Create, distribute and manage departmental rosters effectively to ensure financial and service targets are met.
Respond to inter-departmental and guest requests concerning defects, repairs or general assistance in a timely manner, according to priority.
Carry out general and preventative maintenance duties, including painting, plumbing, electrical and carpentry work, and routine equipment checks.
Maintain the Maintenance Management System accurately, and record, track and review training and development within the department.

What You'll Bring

Proven experience in a maintenance leadership role, ideally within a hotel or large commercial building. (Essential)
Strong working knowledge of general maintenance trades, including electrical, plumbing and carpentry.
A solid understanding of Building Warrant of Fitness requirements and building compliance obligations. (Essential)
Demonstrated experience managing contractors, budgets and maintenance schedules.
Strong leadership skills, with the ability to roster, train and develop a team.
Physical fitness to cope with a labour-intensive operation.
