Maintenance Manager (Security Systems)
Job Responsibilities
1. Maintenance Operations
• Plan, manage, and supervise all preventive and corrective maintenance activities.
• Ensure maintenance works are carried out according to agreed schedules, service contracts, and company procedures.
• Monitor the performance and reliability of security systems at customer sites.
• Ensure timely response to breakdowns, faults, and emergency service requests.
• Review recurring system faults and implement appropriate corrective actions.
• Ensure all maintenance works are properly documented and recorded.
2. Security Systems
Oversee maintenance and troubleshooting of various security systems, including:
• CCTV surveillance systems
• IP cameras and video management systems
• Access control systems
• Card readers, biometric readers, and door controllers
• Intrusion and alarm systems
• Intercom and video intercom systems
• Barrier gates and turnstile systems
• Visitor management systems
• Automatic doors and related security equipment
• Network infrastructure related to security systems
3. Team Management
• Lead, supervise, and manage maintenance engineers, technicians, and service staff.
• Allocate daily work assignments and service calls.
• Monitor technical officers' productivity, workmanship, and attendance.
• Provide technical guidance and support to maintenance personnel.
• Conduct training and coaching to improve technical competency.
• Evaluate staff performance and recommend training or improvement plans where necessary.
• Ensure technical officers comply with company safety procedures and work standards.
4. Preventive Maintenance
• Develop and maintain preventive maintenance schedules for customers under maintenance contracts obligation.
• Ensure scheduled maintenance is completed within the required timeframe.
• Conduct regular inspections of critical security systems.
• Identify potential equipment failures before they affect system operations.
• Recommend replacement or upgrading of obsolete or unreliable equipment.
5. Corrective Maintenance & Troubleshooting
• Take ownership of major or recurring technical problems.
• Assist technical officers in diagnosing complex hardware, software, network, and system integration issues.
• Coordinate with suppliers, manufacturers, and subcontractors when specialist support is required.
• Ensure faults are resolved within agreed response and resolution times.
• Review major breakdowns and prepare recommendations to prevent recurrence.
6. Customer & Service Contract Management
• Maintain good working relationships with government sector customers and management teams.
• Attend customer meetings when required to discuss maintenance performance and technical issues.
• Ensure service level agreements (SLAs) and maintenance contract requirements are met.
• Monitor customer complaints and ensure timely resolution.
• Prepare maintenance reports, service summaries, and technical recommendations for customers.
• Support the Project/Sales team in contract renewal and customer retention activities.
7. Service Planning & Scheduling
• Manage quarterly maintenance schedules.
• Prioritise urgent breakdowns and critical customer sites.
• Coordinate manpower, tools, spare parts, and equipment required for maintenance works.
• Ensure sufficient manpower is available for planned and emergency service requirements.
• Monitor outstanding service calls and ensure they are closed promptly.
8. Spare Parts & Inventory
• Monitor the availability of critical spare parts and replacement equipment.
• Work with our logistic project engineers to maintain appropriate inventory levels.
• Review spare parts usage and identify frequently replaced components.
• Ensure proper control and accountability of tools, testing equipment, and company assets.
9. Documentation & Reporting
• Review and approve service and maintenance reports.
• Maintain accurate records of equipment faults, repairs, replacements, and preventive maintenance.
• Prepare monthly maintenance performance reports.
• Provide management with recommendations for improving maintenance operations.
• Monitor key performance indicators such as:
- Response time
- Resolution time
- Preventive maintenance completion rate
- Repeat breakdown rate
- Customer complaints
- Technical Officers productivity
- SLA compliance
10. Safety & Compliance
• Ensure all maintenance activities comply with workplace safety requirements and company policies.
• Conduct risk assessments and ensure appropriate safety measures are implemented.
• Ensure technical officers use proper PPE, tools, and testing equipment.
• Ensure maintenance works comply with applicable Singapore WSH regulations, customer requirements, and industry standards.
• Investigate and report accidents, incidents, and safety issues when required.
11. Project & Installation Support
• Provide maintenance input during the design and installation stages of new security system projects.
• Work closely with the Project and Engineering teams to ensure systems are designed for effective long term maintenance.
• Review system handover documents, as-built drawings, equipment lists, and warranty information.
• Support project teams during testing, commissioning, and handover.
• Ensure maintenance teams receive proper system training before taking over newly completed projects.
Job Requirements
- Diploma or Degree in Electrical Engineering, Electronics, Information Technology, Computer Engineering, or a related technical field.
- Relevant technical certifications in security systems will be an advantage.
Minimum 5–8 years of relevant experience in security systems, ELV systems, building systems,
electronics, or related technical services.
• At least 2–3 years of supervisory or management experience.
• Experience managing maintenance contracts and service teams is preferred.
• Experience in government projects will be an advantage.
