Job Summary:

We are seeking a highly motivated and experienced Maintenance Supervisor. The ideal candidate will have a high work ethic, commitment to quality work, high standards, exceptional attendance, impeccable leadership, and attention to detail.

Key Responsibilities:

• Assign work orders to technicians based on their strengths, experience, and workload.
• Ensure routine work orders are completed within 72 hours.
• Communicate with residents regarding the timely completion of their maintenance requests.
• Train, develop, and supervise maintenance technicians
• Assist Property Manager and Assistant Property Manager in developing clear communication between office and maintenance.
• Lead weekly make ready meeting, ensure completion of turns within 5 days.
• Hold daily meetings with staff to assign work, encourage them, and answer any questions.
• Check maintenance staff results in the field and coach up techs where necessary
• Participate in management development and other training programs
• Re-enforce communications from Regional and Property Manager to the Maintenance Team.
• Oversee stocking and inventory of maintenance equipment and supplies.
• Communicate with vendors and facilitate entry as needed.
• Conduct and document regular inspections at predetermined intervals.
• Conduct move-in/move-out inspections and pre-inspections.
• Oversee hiring and scheduling of maintenance technicians.
• Maintain key inventory including; master keys, resident keys, vendor keys, and check-in/check-out systems.
• Develop and implement preventive maintenance programs.
• Ensure all maintenance work is completed to a high standard
• Ensure all maintenance work is completed within 72 hours and within budget
• Ensure all maintenance work is completed safely and in compliance with regulations.
