The Mall Leasing Senior Manager will be responsible for developing and executing leasing strategies to maximize mall occupancy, rental income, tenant sales performance, and overall asset value. The role will oversee the acquisition, negotiation, and management of tenants while ensuring a strong and competitive tenant mix aligned with the mall's positioning and commercial objectives.
This position will work closely with internal stakeholders and external partners to identify leasing opportunities, strengthen tenant relationships, monitor market trends, and drive sustainable revenue growth.
Key Responsibilities:
Leasing Strategy & Tenant Mix
- Develop and implement leasing strategies to maximize occupancy, space utilization, rental revenue, and overall mall performance.
- Create and maintain an optimal tenant mix based on the mall's target market, positioning, customer needs, and current retail trends.
- Identify, source, and secure suitable tenants across food and beverage, retail, services, entertainment, and other relevant categories.
- Recommend appropriate rental rates, lease terms, space allocation, and commercial arrangements based on market conditions and business requirements.
- Identify opportunities to introduce new retail concepts, brands, and high-potential tenants.
Tenant Acquisition & Relationship Management
- Build and maintain strong relationships with prospective and existing tenants, brokers, retailers, and other industry partners.
- Lead lease negotiations and commercial discussions to secure favorable agreements and achieve revenue targets.
- Manage tenant retention initiatives and proactively address potential vacancies, lease expirations, and tenant concerns.
- Monitor tenant performance and recommend appropriate actions, including retention strategies, concessions, renewals, or replacement of underperforming tenants.
- Maintain and leverage a strong network within the retail and mall leasing industry to support tenant acquisition efforts.
Revenue & Performance Management
- Drive the achievement of leasing targets, occupancy levels, rental income, and year-on-year revenue growth.
- Monitor tenant sales performance and assess its impact on leasing decisions, renewals, and commercial strategies.
- Analyze leasing performance and identify opportunities to improve revenue generation and space productivity.
- Prepare revenue forecasts, leasing pipelines, and budget inputs to support management planning and decision-making.
Market Intelligence & Commercial Strategy
- Conduct regular market research and competitor analysis covering rental rates, tenant movements, retail trends, and new market opportunities.
- Stay updated on developments within the retail, commercial, and mall industries and recommend strategies to maintain competitiveness.
- Provide insights and recommendations on tenant mix, pricing, commercial terms, and leasing opportunities based on market intelligence.
Reporting & Governance
- Prepare and present regular leasing reports, occupancy updates, revenue projections, tenant performance analyses, and pipeline reports to management.
- Ensure leasing activities comply with company policies, approval processes, and applicable lease and commercial requirements.
- Review and improve leasing processes, systems, and workflows to enhance efficiency and support business growth.
- Work closely with Lease Administration, Marketing, Mall Operations, Finance, and other internal teams to ensure effective implementation of leasing strategies.
Qualifications:
- At least 7–10 years of relevant experience in retail, commercial, or mall leasing.
- Proven track record in driving occupancy, rental revenue growth, tenant acquisition, and lease negotiations.
- Strong understanding of tenant mix planning, retail trends, rental structures, and mall commercial strategies.
- Established network of retailers, brands, brokers, and potential tenants is highly preferred.
- Strong experience in lease negotiations, commercial discussions, and tenant relationship management.
- Excellent analytical, negotiation, stakeholder management, and leadership skills.
- Results-oriented and commercially driven, with the ability to perform effectively in a fast-paced environment.
