Manager, Asset

This position reports directly to the Market Asset Manager or VP of Operations. The Asset Manager is responsible for managing and growing InterPark’s business within assigned market. Oversees a portion of the market’s portfolio of properties and all delegated functions. Provides leadership in the business community and maintains direct contact with key business accounts. Fosters exceptional customer service with respect to employees, landlords, and parking customers. Decision-making scope encompasses properties that he/she are responsible for. Responsible for executing an approved business plan. Monitors relations with third party operators on a continual basis.
Essential Functions

Assesses the needs of assigned properties and makes recommendations for objectives and specific methods for meeting them in accordance with overall corporate goals.
Responsible for new business development in the market
Responsible for building and maintaining positive landlord relations.
Closely monitors the financial performance of each location within assigned portfolio; takes corrective action as needed. Maintains accurate and comprehensive financial reports.
Responsible for iParkit and/or new digital operating model rollout to include budgeting process, parking deal negotiations, and contracts (LOIs, Legal contracts, iParkit marketing/growth strategies).
Monitors the integrity of all cash operations and related accountabilities; and assures maximum profitability and yield management.
Cooperates with Human Resources in the recruitment, training, development of the market’s team and assures compliance in the interpretation of HR policies, laws, contracts, and procedures.
Assesses, implements and maintains the information technology needs for assigned locations with the assistance of the IT Department.
Develops and monitors performance standards for management staff at all levels.

Strives to maintain a working environment conducive to growth in productivity, open communications, and sound employee relations; seeks assistance from Human Resources when necessary.
Identifies and negotiates management and lease contracts and approves all renewals.
Ultimately responsible for the development, implementation, and adherence to the annual budget for assigned locations.
Identifies and develops growth strategies that work on behalf of the company and are instrumental to the effective management of the portfolio.

Qualifications/Requirements

College degree or a minimum of 3 years Parking, Real Estate, Hospitality or Retail Management experience
Minimum of 2 years managing a multi-location operation required
Proficient in Microsoft Office, especially Word, Excel, PowerPoint and the Internet
Some knowledge of garage construction and design desired
Math skills commensurate with evaluating audit reports, revenue control reports, and other financial reports relative to the operation
Excellent oral and written communication skills are required
Fast-paced environment requiring excellent time management skills, safety awareness, and good judgment
