Manager – Receivables & Collections
NewBe an early applicantThe Manager – Receivables & Collections will oversee receivables management and collection performance across the Company’s off-plan development projects and income-generating leased asset portfolio. The role ensures effective monitoring of SPA-based collections, leasing receivables, cash flow forecasting, default management, and coordination with Sales, Leasing, Finance, and Legal teams, while supporting regulatory compliance, financial governance, and executive reporting.
Off-Plan Project Receivables & Collections
Monitor receivables for all off-plan projects in accordance with Sale & Purchase Agreements (SPAs), payment plans, and project milestones.
Ensure accurate and timely recording, reconciliation, and follow-up of customer instalments, collections, and post-dated cheques (PDCs).
Track collection performance against sales payment schedules and escalate overdue cases promptly.
Liaise with Finance on escrow-linked collections, ensuring alignment with development cash flow requirements and regulatory practices.
Leasing Portfolio Receivables Management
Manage receivables and collections from the Company’s leased real estate assets.
Monitor tenant receivables, lease payment schedules, security deposits, and post-dated cheques.
Ensure accurate and timely recording, reconciliation, and follow-up of customer receivables.
Track occupancy-related revenue, collection efficiency, and ageing analysis.
Coordinate with Leasing and Property Management teams on renewals, payment restructuring, and tenant credit risk management.
Cash Flow Forecasting & Financial Coordination
Prepare cash flow forecasts for:
Off-plan project collections
Leasing portfolio rental income
Provide Finance/Treasury teams with timely projections based on SPA payment plans, lease agreements, sales progress, and available PDCs.
Monitor actual collections against forecasts and highlight deviations, risks, and corrective actions.
Sales & Leasing Coordination
Work closely with Sales teams from project launch stages to align payment plans with financial objectives and collection feasibility.
Liaise with Leasing/Property Management teams to optimize rental payment structures, tenant payment compliance, and collection efficiency.
Provide financial inputs into payment plans and credit risk considerations.
Defaults Management & Legal Coordination
Identify potential payment defaults across both off-plan buyers and tenants.
Escalate overdue cases as per policy and coordinate with Legal teams on:
Default notices
SPA cancellations or enforcement actions
Lease enforcement and recovery actions
Monitor legal cases impacting receivables and assess financial exposure.
Reporting, Governance & Board Support
Prepare periodic reports covering:
Project collections vs payment schedules
Leasing receivables performance
Ageing analysis and recovery status
Cash flow forecast vs actual collections
Prepare executive reports including dashboards related to receivables and collections performance.
Ensure compliance with internal controls, escrow-related practices, leasing governance standards, and UAE real estate regulatory expectations.
Bachelor’s degree in finance, Accounting, Business Administration, or related discipline.
Professional finance qualification preferred (ACCA, CPA, CMA, CA or equivalent).
Typically, 5–10 years’ experience in real estate receivables, collections, credit control, roles with developers within UAE.
