Preferred Parking is a leading parking management and consulting firm serving clients across the Carolinas. The company focuses on building strong, long-term relationships with property owners, businesses, and institutions. Preferred Parking is known for its track record in parking innovations, operational efficiency, and customer-focused service. Team members contribute to solutions that enhance the parking experience while creating value for clients. The organization offers opportunities to work closely with a variety of commercial and institutional partners in a dynamic urban environment.

Role Description:

The Marketing Manager owns Preferred Parking's marketing strategy and brand, with a primary focus on helping Business Development get awarded and keep property owner/clients across the Carolinas. This is a self directed role. You'll set marketing direction, write and design the materials that win new business, and keep the Preferred Parking brand consistent everywhere it appears, from proposals and case studies to the signs and rate decals at our parking facilities. You'll also build and run a focused parker marketing program and help improve the parker experience at our locations.

Key Responsibilities:

Business Development & Owner Marketing (approximately 60%):

• Lead the writing and design of RFP responses, proposals, and sales presentations in Canva with the BD team. Build and maintain a reusable proposal content library and templates so we can respond quickly during busy periods.

• Write and design owner-facing content, including case studies, white papers, capability decks, brochures, and one-pagers, that shows PPS's results for property owners.

• Plan and run email campaigns to owners, prospects, and referral partners to support the BD pipeline.

• Keep a professional LinkedIn presence for the company with a few posts a month on wins, case studies, and industry topics.

• Work with the company's PR contact to find and pitch positive coverage in trade and local business publications, focused on stories that support sales goals or new market entry.

• Support industry events, association memberships, and owner outreach.

Brand Standards & Signage (approximately 20%):

• Administer the Canva team account and own the company's brand standards. Update and distribute the Brand Standards Guide each year.

• Own the full signage process: apply the brand standards to facility signage, rate decals, and wayfinding. Manage sign vendors, quotes, and orders. Coordinate installs with Operations and track every rollout to completion.

• Audit signage and branded materials across all locations on a regular schedule, keep a compliance tracker, and fix gaps.

• Keep branding consistent across company materials, vehicles, uniforms, and digital channels.

Parker Marketing, Experience & Digital (approximately 20%):

• Build and run a parker marketing plan focused on our highest revenue locations.

• Manage Google Business Profile listings for every location and keep them accurate (hours, rates, photos, directions).

• Monitor and respond to online reviews professionally. Escalate operational issues to Operations and report on rating trends.

• Run email campaigns to monthly and transient parkers (promotions, rate changes, new locations).

Run small, measured tests of Google and Meta ads. Report cost per result and recommend whether to scale up or stop.

• Track website performance with Google Analytics and work with our outside web designer and developer on content updates, SEO improvements, and lead capture.

• Partner with Operations and Technology to improve the parker experience, including clear signage, payment, and online information.

Year-One Success Measures:

• RFPs and proposals go out on time and on brand, built from a maintained content library.

• At least 3 case studies and 1 white paper published and in active use by BD.

• Signage audit completed at every location, with a tracked plan to bring them into compliance.

• Every location has an accurate Google Business Profile, with targets met for average rating and review response time.

• Paid ads test completed with documented results and a recommendation.

• Owner and parker email programs set up and reporting results.

Required Qualifications:

• 5+ years of marketing experience, ideally in B2B services, commercial real estate, property management, hospitality, or multi-location businesses.

• Bachelor's degree in marketing, communications, graphic design, or a related field, or equivalent experience.

• A strong writer, able to turn operating results into persuasive proposals, case studies, and white papers.

• Advanced Canva skills and strong graphic design ability.

• Hands-on experience with Google Business Profile, review management, email marketing platforms, Google Analytics, and Google/Meta ads.

• Experience managing print, signage, or production vendors and projects.

• Excellent attention to detail and the ability to manage multiple projects and deadlines.

• Strong verbal communication skills with executives, employees, clients, and vendors.

• Ability to handle confidential information with discretion and professionalism.

• Self-directed, with proven ability to set priorities, take initiative, and follow through without daily direction.

Preferred Qualifications:

• Experience writing or managing RFP responses.

• Experience in parking, transportation, real estate, or facilities services.

• Experience creating or enforcing brand standards across physical locations.

• Experience pitching media or working with PR partners.

• Adobe Creative Suite experience.

Key Attributes:

• Strong eye for design, branding, and visual presentation.

• Clear, persuasive writer.
