Position Summary
Under the general supervision of the Corporate Director of Marketing and the Administrator, the Sales & Marketing Manager plans, manages, and executes all sales and marketing functions for a senior living community, with the objective of maintaining established occupancy goals.
Key Responsibilities
Sales Objectives

Achieve sales and occupancy targets

Meet or exceed established objectives for occupancy, wait-list, and overall sales.

Track and report on sales-related activities (e.g., call-outs, appointments, follow-ups).

Engage with prospects and families
-
Host on-site tours and appointments for visitors and walk-ins.
-
Conduct interviews to assess each prospect’s needs.
-
Address special needs or objections to close contracts.
-
Complete all required paperwork for applications, contracts, and residency leases.

Marketing & Lead Generation

Plan and execute marketing events
-
Organize open houses, seminars, and community outreach events (both on- and off-site).
-
Develop and maintain relationships with external vendors and referral sources.
-
Make public presentations, network, and attend community events to generate qualified leads.

Maintain referral networks

Identify, foster, and sustain relationships with healthcare providers, community organizations, and service groups.
-
Actively participate in clubs, societies, and service organizations to promote Wesley Woods.

Administrative & Reporting

Documentation & Record-Keeping

Keep accurate electronic and manual records for marketing programs, sales activities, referral sources, and prospect files.

Prepare and submit periodic occupancy reports and other required documentation.

Ensure all financial, insurance, and medical documentation is secured for approval of residency.

Move-In Coordination
-
Oversee weekly move-in schedules and monitor inventory of available residences.
-
Track transitioning residents and forecast inventory availability based on attrition.
-
Maintain and update the priority wait list.
-

Competitive Analysis & Budgeting
-
Conduct regular competitive analyses to track pricing and services offered by other communities.
-
Create and manage an annual budget for occupancy development, including marketing collateral (brochures, newsletters, postcards, flyers, etc.).
-
Determine product and equipment needs, and implement controls for inventory and supplies.
-

Resident Move-In Support

Assist prospects with interior selection, processing renovation forms, and coordinating third-party vendors.
-
Review all residency contracts and related forms to ensure compliance and accuracy.
-
Collaboration & Professional Development

Cross-Functional Collaboration

Work closely with maintenance and housekeeping to ensure the community’s presentation meets Wesley Woods standards.

Collaborate with community, corporate, and advisory partners as needed.

Establish and maintain positive working relationships with all members of the leadership team and volunteers.

Ability to travel and participate in multi-disciplinary leadership team meetings and professional events, both on- and off-site.
