The Marketing Specialist Serve as the primary marketing resource for Simply Dwell Homes, coordinating marketing execution with the sales team and third-party partners.

WHAT YOU'LL DO:

  • Plan and execute marketing initiatives under the direction of the Director of Sales, supporting community traffic, lead generation, sales conversion, and brand awareness.
  • Serve as the primary intake point for marketing requests and manage priorities, deadlines, approvals, and deliverables from inception through completion.
  • Act as the primary liaison with third-party advertising agencies, digital partners, printers, sign companies, photographers, videographers, website vendors, and other marketing suppliers.
  • Prepare creative briefs, coordinate production, obtain internal approvals, provide consolidated feedback, and hold outside partners accountable for quality, budget, accuracy, and deadlines.
  • Coordinate marketing for active and future communities, including community and model openings, inventory campaigns, promotions, Realtor outreach, events, signage, collateral, displays, and promotional materials.
  • Partner with the Director of Sales and sales team to identify traffic needs, inventory priorities, customer objections, and opportunities requiring focused marketing support.
  • Coordinate website content, community pages, floor plans, site plans, inventory listings, digital advertising, social media, email marketing, CRM campaigns, and lead-nurturing initiatives.
  • Create, proofread, edit, and coordinate content for websites, emails, blogs, advertisements, brochures, presentations, promotions, public relations materials, and social media.
  • Coordinate photography, video, virtual tours, 3D renderings, artwork, and electronic sales presentations for websites, collateral, touchscreens, and campaigns.
  • Maintain rolling 3-, 6-, and 12-month marketing calendars and organized files for marketing assets, projects, production schedules, approvals, and vendor records.
  • Ensure all customer-facing communications are accurate, current, consistent, and compliant with brand standards.
  • Create image and video content for social media and other needs through community visits and other company approved events
  • Coordinate with Sales, Operations, Construction, Purchasing, Design, Architecture/Drafting, Land Development, and other departments to verify information before publication.
  • Monitor marketing performance, including website traffic, lead sources, campaign results, cost per lead, community traffic, email engagement, conversion trends, and marketing return on investment.
  • Provide weekly and monthly reporting to the Director of Sales including results, recommendations, and required follow-up actions.
  • Assist with tracking the marketing budget, reviewing vendor invoices, and recommending expenditures based on performance and business priorities.
  • Attend community visits, grand openings, Realtor functions, promotions, and other company-sponsored events as needed.

WHAT YOU BRING:

  • Bachelor's degree in marketing, advertising, communications, business, or a related field; equivalent education and experience may be considered.
  • Three or more years of marketing experience; homebuilding, residential real estate, or construction-related marketing experience is preferred.
  • Demonstrated ability to independently manage multiple projects, deadlines, agencies, and vendors in a fast-paced environment.
  • Strong written, verbal, proofreading, organizational, project management, and interpersonal communication skills.
  • Working knowledge of websites, CRM and email platforms, social media, digital advertising, analytics tools, and Microsoft Office.
  • Adobe Photoshop, InDesign, WordPress, or comparable creative and website experience is preferred.
  • Strong attention to detail, initiative, accountability, sound judgment, and the ability to turn sales priorities into clear marketing actions.
  • Valid driver's license and ability to reliably travel to communities, sales centers, events, and vendor locations within the market.

PHYSICAL REQUIREMENTS:

  • Frequently sits, uses a computer keyboard, handles objects or controls, talks, and hears.
  • Position may require standing, walking, bending, stooping, grasping, writing, typing, repetitive motions, visual acuity, and occasional stair climbing.
  • Regularly travels as a vehicle driver or passenger and occasionally works at active construction sites, sales centers, models, and outdoor community locations.
  • Specific vision abilities include close vision, peripheral vision, depth perception, and the ability to adjust focus.
  • May occasionally lift and/or move up to 40 pounds.
