- Develop conceptual budgets based on site observations, owner discussions, project narratives, and preliminary engineering information.
- Identify scope gaps, project risks, allowances, exclusions, contingencies, and potential cost impacts.
- Evaluate labor productivity, installation methods, equipment requirements, and subcontractor scope to develop realistic cost projections.
- Coordinate mechanical scope interfaces with controls, electrical, plumbing, insulation, testing and balancing, and commissioning.
- Maintain organized estimating documentation, assumptions, pricing records, and supporting calculations.
Owner Relationships & Project Development
- Serve as a primary estimating and preconstruction resource for healthcare and industrial facility owners.
- Partner with account managers to develop relationships with facility directors, plant managers, engineering teams, purchasing departments, and other project decision-makers.
- Conduct discovery meetings and site assessments to understand operational needs, project objectives, budget constraints, and scheduling requirements.
- Help owners define project scope when complete drawings or specifications are not available.
- Translate technical findings into practical recommendations, project alternatives, budgets, and proposals.
- Present estimates and proposals clearly, helping owners understand pricing, scope, schedule, and execution considerations.
- Follow up on proposals, respond to scope questions, address customer concerns, and support contract negotiations.
- Identify opportunities for repeat business and strengthen long-term customer relationships through responsive communication and reliable estimating.
Healthcare Mechanical Projects
- Estimate mechanical projects in hospitals, medical offices, outpatient facilities, laboratories, and other healthcare environments.
- Account for occupied spaces, infection prevention requirements, restricted access, noise limitations, and uninterrupted facility operations.
- Evaluate ventilation requirements, pressure relationships, filtration, system redundancy, and shutdown restrictions.
- Incorporate project phasing, temporary conditioning, after-hours work, and facility-specific construction protocols into estimates.
- Coordinate with facility representatives and project stakeholders to understand operational constraints and minimize disruption to patient care.
- Identify cost and schedule impacts associated with healthcare-specific safety, access, commissioning, and installation requirements.
Industrial Mechanical Projects
- Estimate mechanical projects in manufacturing plants, warehouses, production facilities, and other industrial environments.
- Evaluate HVAC, process cooling, ventilation, exhaust, makeup air, and related mechanical systems.
- Assess the impact of construction activities, equipment installations, and system shutdowns on ongoing production.
- Develop pricing and execution assumptions that account for plant access, safety requirements, equipment coordination, and scheduled shutdown windows.
- Coordinate with plant management, engineering, and operations teams to understand production requirements and project constraints.
- Identify installation risks and develop practical alternatives that balance cost, reliability, maintainability, and operational continuity.
Equipment Replacement & Mechanical Systems
- Develop estimates for major mechanical equipment replacements and system upgrades, including chillers, boilers, air handling units, hydronic piping, controls, and related equipment.
- Evaluate existing equipment and infrastructure to understand replacement requirements, compatibility, and installation challenges.
- Account for demolition, removal, rigging, temporary systems, equipment procurement, installation, testing, and commissioning.
- Coordinate vendor pricing, equipment specifications, lead times, and subcontractor requirements.
- Evaluate alternative equipment and installation approaches to identify opportunities for cost savings, improved reliability, and long-term operating efficiency.
- Incorporate equipment access, shutdown requirements, temporary conditioning, and system startup considerations into project pricing.
Vendor & Subcontractor Management
- Solicit, review, and evaluate vendor and subcontractor quotations for pricing accuracy and scope completeness.
- Clarify scope differences, identify exclusions, and resolve discrepancies between proposals.
- Verify that quotations align with project requirements, specifications, schedules, and execution assumptions.
- Develop and maintain productive relationships with equipment suppliers, subcontractors, and other project partners.
- Track pricing information, equipment costs, labor assumptions, and historical project data to support future estimates.
- Coordinate with internal stakeholders to ensure all necessary trades, services, and equipment are included in the estimate.
Proposal Development & Contract Support
- Prepare professional proposals that clearly define scope of work, pricing, alternates, assumptions, exclusions, and schedule considerations.
- Develop value engineering options that address cost, reliability, maintainability, performance, and operating requirements.
- Review proposed execution plans with operations personnel before finalizing pricing.
- Ensure proposals accurately reflect customer expectations, site conditions, project risks, and contractual requirements.
- Support scope reviews, customer presentations, negotiations, and contract development.
- Document owner commitments, scope revisions, pricing changes, and other material project assumptions.
- Maintain accurate and organized estimate files to support project execution and future reference.
