Mortgage Loan Closer
The Mortgage Closer supports the closing process by preparing closing documents and disbursing funds for mortgage loan transactions. Will be the primary contact for loan officers to quickly identifying issues/concerns and works with loan originators/vendors in a timely manner. The individual receives limited supervision in the performance of duties and responsibilities. Work is evaluated based on accuracy, timeliness, and results.
Principal Duties and Responsibilities:
- Provides quality service to members and is responsible for an accurate and efficient closing process including preparing closing documents and funding figures for all mortgage loans.
- Orders all final closing support documents to provide verification for the application and verifies every document to ensure loan package is complete prior to funding.
- Accurately inputs loan data to applicable systems to generate compliant forms and documents that are necessary to close and fund mortgage loan transactions. Assures all applicable disclosure time requirements are met.
- Maintains a thorough knowledge of federal and state laws and regulations.
- Completes the funding figures following settlement procedures.
- Assures checks and general ledger debits and credits balance to total loan disbursement amounts.
- Transfers loan information between applicable systems.
- Works closely with and communicates regularly with closing related vendors of title companies, realtors, Loan Officers, and members to schedule and coordinate closings.
- Accurately prepares escrow instructions.
- Assists real estate personnel with second mortgages and home equity loans when required.
- Communicates with member directly for loan processing or closing documents needed and provides final closing instructions, documents, and loan figures.
- After member closing, completing all necessary follow up to ensure documents are uploaded, and necessary forms and processes are completed to complete the loan file.
- Train and educate new mortgage closers and other mortgage department staff.
- When training new mortgage closers - will review fees and closing docs for accuracy and applicable timelines are met.
- Maintain shared documentation that outlines processes related to job duties and responsibilities.
- Assist in problem solving with our mortgage team including LO’s, closers, processors, servicers, underwriting and supervisors with loans.
- Maintain MPF funding log and check for accuracy related to funding dates to ensure timely funding.
- Correspond with CFO to coordinate MPF DC commitments to sell to MPF. Deliver sold confirmation to accounting department and servicing.
- Create ULDD’s on MPF extra loans through Encompass. Modify Loan Presentments within the MPF website to fund our secondary market loans.
- Run UCD for cd compliance and successful pass on MPF extra & best effort loans.
- Work with accounting, LO, and underwriting to resolve errors or issues that arise with loans that are rejected in the selling process with MPF.
- Communicate with MPF representative to clear any discrepancies to loan.
- Generate lock extensions or break locks for loans that don’t comply.
- Completing any Necessary monthly reporting.
- Balancing monthly Closing GL’s.
- Communicates closing changes and updates to lending team in a timely manner.
- Works on mortgage projects as requested by Mortgage Operations Manager and Vice President of Consumer Lending.
- Performs other lending duties as required.
Work Relationships and Scope: Reports directly to the Mortgage Operations Manager. Will have regular contact with employees of the Lending Department.
