COMPANY DESCRIPTION:

Next Phase Construction, Inc is a General Contractor specializing in multifamily for-rent construction projects throughout the state of California and the western United States. The average project size is between $40M and $100M in dollar volume and is usually over 100 units. Project types currently include anything with Type V or Type III wood framing, including garden style, wraps and podiums.


JOB DESCRIPTION:

The Project Engineer is responsible for supporting the construction team in managing the project to achieve execution of the Prime Contract and job completion on time and on budget. The Project Engineer is expected to perform duties in accordance with the Company’s Core Values, Business Ethics, Employee Conduct, and Confidentiality policies while maintaining professionalism with owners, consultants, labor representatives, and public agencies.


GENERAL RESPONSIBILITIES:

1. Create and maintain construction schedule (Assist)

2. Create and maintain construction budget (Assist)

3. Obtain and maintain all required project permits

o Including building, engineer, SWRCB, OSHA, etc.

4. Obtain and qualify all subcontractor bids

5. Work with PM in issuing subcontractor contracts

6. Manage General Conditions

7. Manage project reports

8. Manage meeting agendas and minutes

9. Mange the submittal and RFI process

10. Manage and qualify any proposed change orders

11. General support of project daily needs

12. Coordinate with city on inspection, project delivery, etc.

13. Coordinate and communicate with ownership on process of project

14. Assemble submittal packages to various jurisdictions (Assist)

15. Effectively communicate with building staff, inspectors and officials, contractors, design consultants, owners, bankers and investors

16. Assemble back up material as needed & package in an orderly manner for approval, etc. (Assist)

17. Request and track bids (Assist)

18. Expedite review of RFIs, submittals etc. (Assist)

19. Log and track RFIs, PCOs, submittals, correspondence and other project documents (Assist)

20. Comply with company policies and administrative procedures

21. Coordinate procurement and review of all close out documents (Assist)

22. Develop & update construction schedule (Assist)

23. Develop & update Master Schedule (Assist)

24. Read Blueprints & understand various stages of drawings & specs.

25. Take project progress photos and videos

26. Facilitate material procurement internally and externally with subcontractors to meet construction schedule
