How You'll Contribute to the Team:

The Operations Director (OD) provides strategic oversight and governance for resident services and operational performance across an assigned portfolio. This role is accountable for aligning operations with contractual requirements, military housing expectations, and RCI partnership obligations. The OD establishes operational vision, policies, priorities, and performance standards; ensures compliance with contractual, regulatory, and organizational requirements; and provides leadership to senior operational roles, including the Assistant Operations Director (AOD), where present.

The OD is primarily focused on performance oversight, risk management, stakeholder relationships, and long-term operational sustainability. In the event there is no Assistant Operations Director this position is responsible for the daily execution of on-site operations, with a primary focus on resident-facing services, office operations, and frontline team performance.

The candidate selected would have to already live within a daily commutable distance to Ft. Polk, LA, or be willing to relocate within a daily commutable distance to the base. Relocation assistance is available.

Primary Responsibilities Include:

  • Set and communicate portfolio-level operational strategy, priorities, and performance expectations.
  • Provide oversight of resident services, office operations, and frontline performance outcomes across sites.
  • Ensure operational execution aligns with partnership commitments, contractual requirements, and Corvias standards.
  • Monitor performance trends, risks, and gaps; direct corrective actions as needed.
  • Serve as the primary operational interface with RCI partnership leadership, Housing Chiefs, and RCI office stakeholders.
  • Participate in partnership governance and performance meetings.
  • Build and maintain productive relationships with installation support organizations and base resources.
  • Maintain appropriate partner presence while recognizing that primary Garrison relationship ownership resides with Regional Vice Presidents and Asset Managers.
  • Maintain accountability for operational compliance with military housing standards, contracts, and Corvias policies.
  • Oversee audits, inspections, reviews, and performance evaluations, including issue resolution and escalation.
  • Identify, manage, and mitigate portfolio-level operational, reputational, and partnership risk.
  • Lead and develop the Assistant Operations Director and senior operations leaders, where applicable.
  • Establish clear role accountability and consistent operating expectations across sites with and without an AOD.
  • Build leadership capability, succession readiness, and a culture of accountability and continuous improvement.
  • Ensure execution of business strategies and initiatives, including budgets, milestones, and performance measures.
  • Review and assess financial performance to identify risks and opportunities; partner cross-functionally to improve net operating income and operational efficiency.
  • Oversee strategies that optimize occupancy, rent-ready inventory, and market performance.
  • Ensure appropriate stewardship of physical assets through alignment with maintenance, repair, and capital improvement strategies.
  • Perform other duties as assigned.

Role Specific Requirements Include:

  • Minimum of 7 years of experience in a relevant management role at a regional level or higher.
  • 5 years of progressive professional experience in an operational leadership role within a portfolio of comparable size, complexity, and customer impact.
  • Demonstrated business and financial acumen with the ability to assess performance, manage risk, and contribute to long-term operational strategy.
  • Experience operating within structured, compliance-driven, or partnership-oriented environments (e.g., regulated industries, large enterprises, or joint ventures); government or public-private partnership experience is a plus but not required.
  • Ability to understand contractual requirements and translate them into clear operational expectations and performance standards.
  • Strong communication skills with the ability to engage effectively with senior leaders, partners, and external stakeholders.
  • Experience using operational and financial metrics to monitor performance, identify trends, and inform decision-making.
  • Demonstrated judgment in identifying, escalating, and resolving operational or reputational risks.
  • Proven ability to lead teams through change, set clear expectations, and drive accountability in a single-site or portfolio environment.
  • Proficiency with standard business software applications.
  • Ability to travel up to 40%.
  • Valid driver’s license and ability to use a personal vehicle.
