Role Overview
The Operations Manager will lead the overall day-to-day operations of a diverse property portfolio, ensuring efficient service delivery, strong asset performance, and disciplined cost management across residential rentals, hospitality, and property-related operations. This is a senior-level role for an experienced operations leader who can take ownership of business performance, lead cross-functional teams, and drive operational improvements across multiple areas of the organization.
Qualifications
- Bachelor's degree in Business Administration, Real Estate Management, Hospitality Management, Operations Management, or a related field.
- At least 8 years of relevant operations experience, with 3–5 years in a managerial capacity overseeing multiple operational functions or business units.
- Strong preference for candidates with experience in real estate, property management, hospitality, serviced residences, residential leasing, or other property-related businesses.
- Demonstrated experience managing end-to-end operations, preferably across multiple properties, sites, or business lines.
- Strong background in property operations, tenant/guest services, facilities and maintenance coordination, housekeeping, leasing/rental operations, and administrative functions.
- Proven experience managing operating expenses (OPEX), budgets, cost controls, and operational performance metrics, with strong commercial and financial acumen.
- Experience overseeing and negotiating with third-party service providers, contractors, vendors, and other external partners.
- Strong people leadership skills, with the ability to manage, develop, and hold teams accountable for operational performance.
- Highly organized and hands-on, with strong problem-solving, decision-making, and process improvement capabilities.
- Able to balance strategic planning with day-to-day operational execution, particularly in a fast-paced and owner-driven environment.
- Strong communication and stakeholder management skills, with the ability to work effectively with senior management, property stakeholders, tenants, guests, vendors, and internal teams.

Key Responsibilities
- Lead and oversee the overall day-to-day operations of the organization's property portfolio, ensuring smooth, efficient, and consistent operations across all business areas.
- Manage operations covering hospitality, residential rentals, property/condominium coordination, housekeeping, maintenance, administrative functions, and other property-related services.
- Take ownership of the operating budget and OPEX, monitoring expenses, identifying cost-saving opportunities, and ensuring resources are utilized efficiently without compromising service quality.
- Establish and monitor operational KPIs, service standards, policies, and SOPs to improve productivity, customer experience, and overall business performance.
- Oversee property and facility requirements, ensuring that maintenance, repairs, housekeeping, and other support services are delivered efficiently and in accordance with established standards.
- Drive the effective management of rental operations, including lease renewals, tenant concerns, occupancy-related activities, and coordination of property requirements.
- Manage and evaluate third-party service providers and contractors, ensuring adherence to service agreements, quality standards, timelines, and cost expectations.
- Identify operational gaps and implement process improvements, controls, and systems to enhance efficiency, service delivery, and profitability.
- Lead, coach, and develop the operations team, establishing clear accountabilities and fostering a culture of ownership, professionalism, and high performance.
- Regularly assess business and property performance, providing management with operational insights, recommendations, and action plans to address issues and capitalize on opportunities.
- Work closely with senior management on strategic initiatives, operational planning, budgeting, and business improvement projects.
- Ensure compliance with applicable property, safety, regulatory, and operational requirements, while maintaining appropriate documentation and internal controls.
- Proactively resolve operational issues and escalations, exercising sound judgment and taking ownership of decisions that affect service quality, cost, revenue, and overall business performance.
