Join our team as a Part-Time Property Manager at Miami Inspiration Apartments!
Are you an experienced property management professional who enjoys building relationships, supporting residents, and keeping a community running smoothly? Gorman & Company is seeking a Part-Time Property Manager to oversee the day-to-day operations of Miami Inspiration Apartments, a 40-unit affordable housing community featuring LIHTC in Miami, Arizona.
Working approximately 18 hours per week, this role is a great opportunity for an experienced property management professional looking for a part-time schedule while still making a meaningful impact on a community. You’ll work closely with residents, maintenance, vendors, and the Regional Property Manager to ensure the property remains well-maintained, financially sound, compliant, and resident-focused.
What You’ll Do
Oversee the day-to-day operations of the community, providing leadership and support to on-site team members and coordinating with the Regional Property Manager.
Manage leasing activities, including prospect follow-up, applications, lease documentation, renewals, community tours, and maintaining strong occupancy.
Build positive relationships with residents and provide responsive, professional customer service while supporting resident retention and community engagement.
Oversee affordable housing compliance activities, including resident certifications, documentation, and coordination with the Compliance Department.
Monitor rent collection, resident accounts, invoices, budgets, and other financial and administrative responsibilities to support the financial performance of the property.
Coordinate maintenance, unit turnovers, inspections, vendors, and property needs to ensure the community remains safe, clean, well-maintained, and welcoming.
Maintain compliance with Fair Housing requirements, applicable housing regulations, and Gorman & Company policies and procedures.
What You’ll Bring
At least three years of property management experience preferred.
Strong understanding of property operations, leasing, resident relations, and financial management.
Excellent communication and customer service skills with the ability to build positive relationships with residents, team members, vendors, and community partners.
Strong organizational skills and the ability to manage multiple priorities while maintaining accurate records and documentation.
Previous supervisory or team leadership experience is preferred.
Basic computer skills and proficiency with Microsoft Office programs.
A valid driver's license, automobile insurance, and a motor vehicle record that meets company insurance requirements.
