Morgan Properties is proactively connecting with experienced maintenance professionals for a Pipeline Service Manager opportunity supporting our communities in Abingdon and Belcamp, MD.

This could be a great next step for an experienced Service Manager, Assistant Service Manager, with strong technical skills and the ability to lead daily maintenance operations.
As a Service Manager, you would be expected to:
Lead daily maintenance operations across communities, including work orders, apartment turns, make-readies, and preventive maintenance
Prioritize daily workloads and maintain strong work-order compliance
Troubleshoot and perform repairs involving HVAC/PTAC systems, electrical, appliances, plumbing, and general maintenance
Coordinate vendors and ensure work is completed accurately and on schedule
Partner closely with Property Management and regional leadership on property priorities
Manage maintenance inventory, tools, materials, and supplies
Conduct inspections of buildings, grounds, and vacant apartments
Support capital projects, scheduled move-ins, and ongoing make-ready activity
Provide hands-on leadership while maintaining accountability and high standards
Compensation & Incentives:
Pay Range: $26.00 – $28.00 per hour
Up to 100% Rent Discount
Property Staff Shared Renewal Commissions
Morgan Essentials: $300 quarterly
On-Call Appreciation: $15/day for holding the on-call phone

Hours & Schedule:
Monday – Friday: 8:00 AM – 4:30 PM
Paid rotating on-call participation required
Must be available and prepared for emergency events
Schedule subject to change based on business needs
What We’ll Be Looking For:
Strong multifamily maintenance experience with leadership experience or demonstrated leadership potential
Strong HVAC knowledge and troubleshooting skills
HVAC/EPA certification preferred
Experience with PTAC systems, electrical appliances, plumbing, and general maintenance
Experience overseeing work orders, make-readies, apartment turns, and vendor activity
Ability to effectively support two nearby communities in a multi-site environment
Strong organization, communication, and accountability
Comfortable using smartphone apps, tablets, and basic computer systems
Active and valid driver’s license and personal vehicle
One-year certificate, 3+ years of related experience, or an equivalent combination of education and experience
