Community Manager - Developer Services

Position Summary

We are seeking an experienced and highly motivated Community Manager - Developer Services to join our growing team in Richardson. This unique role focuses on supporting homeowners' associations during the development, startup, and transition phases of community growth in the North Texas region. The ideal candidate will serve as a strategic partner to developers, builders, homeowners, and association boards, helping establish successful communities from inception through homeowner turnover.

This is more than a traditional HOA management position. The successful candidate will play an integral role in shaping newly developed communities, creating operational processes, supporting association governance, and ensuring a seamless transition from developer control to homeowner leadership. This position offers a rare opportunity to help build and influence an expanding Developer Services division within a growing organization.

Key Responsibilities

Developer & Builder Relations

  • Serve as the primary liaison between developers, homebuilders, homeowners, and association leadership.
  • Develop and maintain strong working relationships with development and construction teams.
  • Participate in development planning meetings and provide operational guidance related to community management.
  • Collaborate with developers to prepare communities for successful launch and long-term operations.

Community Startup & Operations

  • Assist with the formation and startup of new homeowner associations.
  • Establish operational procedures, vendor relationships, and service standards for new communities.
  • Coordinate implementation of community amenities, common areas, and maintenance programs.
  • Support the development of annual operating budgets and reserve planning initiatives.
  • Ensure a smooth transition from development to full association operations.

Governance & Transition Management

  • Guide communities through the turnover process from developer control to homeowner governance.
  • Support board formation, onboarding, and governance training.
  • Assist with governing document interpretation and implementation.
  • Coordinate turnover meetings, documentation, and communication efforts.
  • Ensure compliance with applicable governing documents, state statutes, and association policies.

Homeowner & Stakeholder Engagement

  • Develop communication strategies for homeowners during community development and transition phases.
  • Address homeowner concerns and facilitate timely resolution of issues.
  • Foster positive community relations through effective communication and stakeholder engagement.
  • Support board meetings, community meetings, and developer-sponsored events.

Strategic Growth & Process Development

  • Help establish best practices for the organization's Developer Services platform.
  • Identify opportunities to improve operational efficiencies and community launch processes.
  • Assist leadership in developing scalable processes for future growth.
  • Serve as a subject matter expert for developer-controlled and transitioning communities.

Requirements

Qualifications

Required

  • Minimum 3-5 years of HOA, community association, property management, or related experience.
  • Experience working directly with developers, homebuilders, or new construction communities.
  • Strong knowledge of community association operations and governance.
  • Exceptional communication, relationship management, and organizational skills.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Proficiency with Microsoft Office and property management software platforms.

Preferred

  • Experience managing declarant-controlled (developer-controlled) associations.
  • Experience supporting HOA turnover and transition processes.
  • Experience with master-planned communities and large-scale residential developments.
  • Professional designations such as CMCA®, AMS®, PCAM®, or equivalent (preferred but not required)
  • Knowledge of community association laws, governing documents, and best practices.
  • Budget development and financial management experience.
