The Preconstruction Manager I (PCM1) obtains, evaluates, coordinates, and distributes the preconstruction information necessary to plan projects on time, within budget, and to maintain the quality expected throughout the preconstruction phase. Working under regular guidance from senior preconstruction staff, the PCM1 helps protect and promote the interests of both Bobbitt and its clients while building the foundational skills of a construction industry leader.

This is the entry point on Bobbitt's preconstruction career path, developing toward Preconstruction Manager II and, ultimately, Senior Preconstruction Manager.

Roles & Responsibilities:

· Ensure that required pre-qualification documentation is filed for subcontractors.

· Assist in creating and managing the project budget for all assigned projects.

· Assist in conducting project meetings and setting preconstruction milestones.

· Review and de-scope subcontractor proposals and level bids for complete subcontractor bid packages.

· Collaborate with the design and operations teams throughout the life of the project.

· Assist in constructability reviews and value engineering exercises.

· Communicate budgets and value engineering possibilities with internal team members and clients.

· Attend or set up pre-bid meetings, jobsite walkthroughs, and owner meetings as necessary to compile a complete and thorough scope of work for budget inclusions and exclusions.

· Perform internal takeoffs at various levels of estimating on SD / DD / CD level documents.

Key Performance Indicators (KPIs):

· Accuracy and completeness of subcontractor pre-qualification documentation on file for assigned projects.

· Timeliness and accuracy of internal takeoffs and budget assembly against SD / DD / CD milestones.

· Quality of subcontractor bid leveling and scope reviews, measured by completeness of bid packages.

· Client and internal team feedback on communication of budgets and value engineering options.

· Progress toward the competencies expected at Preconstruction Manager II.

Required Knowledge, Experience & Competencies:

· Ability to work independently as well as part of a preconstruction team.

· Passion for construction and our industry; ability to recognize and seek quality.

· Ability to master sector/project-specific software systems, including but not limited to the Microsoft Office Suite (Excel, Word, Outlook, PowerPoint, etc.).

· Must demonstrate a strong ability to communicate clearly, concisely, and professionally, with a focus on audience-appropriate business writing and verbal skills.

· Demonstrates a positive attitude and passion for construction and our industry.

· Gathers data, interprets it into meaningful information, and relays that information through clear, concise communication strategies; able to see how pieces and processes fit into and affect the bigger picture/business model.

· Organizes and manages tasks and priorities.

· Seeks continuous improvement of knowledge and abilities, with an internal focus on self-development.

· Adapts and exercises flexibility with the ever-changing world of technology, design, means, and methods.

Preferred Knowledge, Experience & Competencies:

· College degree in Construction Management, Engineering, or equivalent experience.

· 1-5 years' experience in commercial construction, including experience with a commercial general contractor.

· Knowledge of Procore, Adobe, and Bluebeam.

Supervisory Requirements:

This position has no direct supervisory responsibilities.

Work format:

This position requires team collaboration and presence at in-person meetings and is best suited to a traditional work schedule. Occasional remote work is acceptable.

Travel requirements:

· Occasional travel (10-15%) to meetings and events, typically within a 150-mile radius of the office.

· Occasional travel to various job site locations as needed for photography or milestone events.

Physical requirements:

· Ability to lift 50 lbs.

· Ability to sit and/or stand for prolonged periods of time.

· Ability to see well (naturally or with correction).
