Preconstruction Manager
Description
About the role
Leapley Construction is hiring a Preconstruction Manager to lead projects from early budgeting through buyout. Our work spans corporate interiors, exterior renovations, adaptive reuse, ground-up construction, higher education and healthcare. You will own estimates from conceptual ROMs and test-fit budgets to hard bids and GMPs, and you will be the owner's and design team's main cost and constructability advisor before construction starts.
This is more than an estimating seat. You will run preconstruction for a set of pursuits and projects at the same time: building budgets, managing the subcontractor bid process, leading value engineering, and handing a well-documented job to the project team. You will report to the Director of Preconstruction.
We're looking for someone who is self-motivated, works hard and is naturally curious. This position requires digging into the details, asking why, and not being satisfied with a number until you understand what's driving it.
Key responsibilities
Budgeting and estimating
• Build conceptual, schematic, DD and CD estimates for corporate interiors, renovations, adaptive reuse and ground-up projects, including ROMs and test-fit budgets for candidate buildings or suites
• Do quantity takeoffs, track market pricing trends and check sub numbers against historical cost data
• Track scope and budget changes as the design develops, and reconcile each estimate to the last one
• Prepare GMP and hard-bid proposals, including clarifications, qualifications, allowances and alternates
Bidding and procurement
• Write scopes of work and bid packages; build and manage bidder lists, bringing in new subcontractors to keep each trade competitive
• Run the bid process: solicit bids, answer RFIs, issue addenda and follow up with subcontractors
• Dig into sub bids to level them for scope completeness, question outliers and make award recommendations
Owner and design team advisory
• Lead value engineering and option studies with clear cost and schedule impacts
• Review drawings for constructability, coordination gaps and scope risk
• Advise on long-lead items, procurement strategy and early-release packages
• Present budgets and estimates to owners, brokers, architects and internal leadership
Pursuits and handoff
• Support proposals and interviews, including cost models and the preconstruction part of presentations
• Turn over a complete buyout package to the project team, then support them through early construction
Team
• Mentor Preconstruction Engineers and coordinators, and review their takeoffs and estimates
• Help improve department standards, templates and the historical cost database
