Position Summary

  • Job Title: Project Architectural Coordinator cum Drafter (Landed Residential)
  • Salary Range: SGD $3,600 - $4,000 per month (Commensurate with years of experience)
  • Employment Type: Full-Time
  • Working Hours: Monday to Friday (Full Day) | Saturday (Half Day)

Job Purpose

We are seeking a detail-oriented, hands-on Project Architectural coordinator cum Drafter specializing in landed properties (New Build / Rebuild / A&A works).

Your role is to assist the Chief Designer in handling the Projects, liaise with customers and site coordination. You will be responsible for drafting all necessary architectural plan and drawings. You will also has to manage the entire lifecycle of luxury house construction, bridging engineering compliance with meticulous on-site craftsmanship. This role requires excellent coordination skills to manage premium finishing subcontractors and strict adherence to Singapore’s regulatory frameworks (BCA, URA, PUB, MOM, NEA, etc) while delivering bespoke homes to private clients.

Key Responsibilities

1. Site Management & Finishing Supervision

  • Supervise day-to-day site progress for landed structural works (piling, RC works) up to high-end architectural finishing.
  • Coordinate niche subcontractors (e.g., structural, M&E, glazing, custom carpentry, stonework) to ensure precise execution.
  • Enforce strict quality control on architectural details, ensuring all premium materials are installed to luxury standards.
  • Maintain site safety and housekeeping in tight residential zones, ensuring minimal disruption to immediate neighbours.

2. Technical Coordination & Statutory Compliance

  • Interpret structural and architectural drawings, identifying and resolving design clashes before they impact site progress.
  • Prepare and submit Request for Information (RFIs) to architects, structural engineers, and interior designers.
  • Coordinate authority inspections and ensure compliance with BCA, PUB, NEA, and MOM regulations.
  • Manage material procurement schedules, tracking long-lead luxury items to prevent project delays.
  • Project Schedule Plan and Document daily site logs, ensure project on schedule, work in progress photos, and variation orders (VOs) to present to the Project Manager and clients.

Job Requirements

1. Qualifications & Experience

  • Education: Bachelor’s Degree or Diploma in Science and Architecture, Civil Engineering, Building, or Sustainable Infrastructure Engineering.
  • Experience: Minimum 2 years of local construction experience, specifically handling landed properties (Bungalows, Semi-D, Terraces) or premium residential A&A/rebuild projects.
  • Regulatory Knowledge: Familiarity with Singapore building codes, BCA submissions, and landed property setback guidelines.
  • Certifications: Core Trade registration or valid Workplace Safety and Health (WSH) certifications (e.g., BCSS / Supervise Construction Work for WSH) are highly preferred.

2. Skills & Competencies

  • Technical: Competent in reading integrated ID, M&E, structural, and architectural blueprints; basic AutoCAD, Sketch up proficiency.
  • Client Management: Excellent interpersonal skills to confidently communicate project updates directly to private homeowners and PE consultants.
  • Work Environment: Resilient, proactive, and comfortable managing tight site spaces typical of landed residential plots.
  • Mobility: Possession of a personal vehicle or a Class 3 driving license is a strong advantage for multi-site transit.
