Project Manager

To oversees the restoration, structural repair, and painting of existing buildings. Unlike new builds, this role focuses heavily on building exterior maintenance, scaffolding safety, resident/tenant coordination, and weather-dependent scheduling. They ensure projects are completed safely, on time, within budget, and with minimal disruption to occupants.

Key Responsibilities

Project Planning & Weather Scheduling

  • Assess building conditions to identify structural defects, spalling concrete, or water seepage before painting.
  • Develop flexible schedules that account for weather disruptions, cure times, and noise-restricted hours.
  • Plan logistical phasing to ensure works progress systematically around occupied buildings.

Tenant Coordination & Communication

  • Serve as the primary liaison between property management, building owners, and residents/tenants.
  • Issue advance notices regarding window closures, scaffolding installation, and high-noise activities.
  • Resolve resident complaints regarding dust, overspray, privacy, or property damage promptly.

Procurement & Material Management

  • Source specialized materials, including heavy-duty primers, waterproofing compounds, and specialized paint coatings.
  • Negotiate contracts with specialized subcontractors for scaffolding, gondola operations, and concrete repair.
  • Verify material warranties with manufacturers to guarantee long-term paint and waterproofing durability.

On-Site Supervision & High-Risk Safety

  • Enforce strict safety protocols for Working at Heights (WAH), including scaffolding, rope access, and gondola systems.
  • Inspect surface preparation (e.g., high-pressure washing, scraping, hacking) to ensure proper paint adhesion.
  • Conduct final walkthroughs to check for paint consistency, neatness, and the complete cleanup of the site.
