The Opportunity
As a Project Manager you will provide technical support to the property managers and will be accountable for overall project planning, tendering and construction management for the assigned commercial portfolio.
What You Will Do
- Manage capital, landlord, construction, and tenant fit-out projects from planning through completion, ensuring they are delivered on time and within budget.
- Act as the Owner’s Representative, protecting the owner’s interests while ensuring projects meet company policies, procedures, and regulatory requirements.
- Develop and execute capital improvement programs to enhance property and portfolio value.
- Coordinate consultants, engineers, contractors, Leasing, Property Management, and Project Management teams to successfully deliver project scopes.
- Oversee budgeting and financial controls, including scopes, cost tracking, forecasting, variances, capital approvals, tender analyses, and project payments.
- Manage tendering, procurement, and contract administration, including CCDC agreements, bonding, RFQs/RFPs, and contractor documentation.
- Monitor project quality, safety, progress, and compliance through site inspections, construction meetings, and regular project reviews.
- Ensure all required permits, municipal approvals, close-out documents, and as-built records are obtained and properly maintained.
- Provide regular project and financial reporting to internal and external stakeholders, while identifying and resolving issues or disputes.
- Deliver strong client and stakeholder service, drive process improvements, and support the organization’s sustainability and corporate social responsibility objectives.
Who You Are
Key Qualifications
- Education Post-secondary degree or diplomain a related field (Construction Management, Engineering, Architecture, or similar).
- Experience: 5+ yearsof experience in project management or project coordination within commercial or industrial construction.
- Licences / Certifications: PMP asset
- Industry / Functional Knowledge:
- Strong technical skills, with the ability to read blueprints and specifications.
- Knowledge of contract administration, procurement processes, and construction best practices.
- Owner's Representative - asset
- Proficiency in MS Office Suite;
- Yardi Construction Manager is an asset;
- AutoCAD is an asset

- Strong decision-making skills, with the ability to resolve problems using facts and strategic reasoning.
- Proven ability to manage multiple projects, meet tight deadlines, and adapt to changing priorities.
- Ability to motivate, empower, and collaborate with internal teams, contractors, and tenants.
- Excellent communication skills, both written and verbal, with strong relationship management capabilities.
- Police Clearance – A criminal verification check is required for employment

The Expected Base Pay Range: $105,000 to $115,000 per year. The Base Pay range is for the primary location for which the job is posted. BGO values the contribution of our employees and our compensation structure may vary based on the geographical location of successful candidates, as well as their experience, skills or qualifications.
