Project Manager (Capital Projects & Tenant Improvements)
Summary
Manages capital projects and tenant improvements in distribution centers, coordinating budgets, vendors, and schedules to support logistics operations and minimize operational disruption.
- Over 4,000 Full-Time Associates across the Supply Chain.
- 14.5M square feet of small parcel, personalization, furniture, and manufacturing space in the domestic US, Williams-Sonoma has developed an agile and capable distribution network consisting of the following:
- Large package / furniture distribution centers located in Southern California, Northern California, Texas, Georgia, and New Jersey totaling 9.2M square feet plus another 1.2M square feet of standalone final-mile furniture hubs.
- Small package eCommerce distribution centers located in Mississippi and Arizona totaling 3.2M square feet, consisting of over 1,000 full-time associates and 1,500 seasonal/temporary associates in Mississippi.
- Sutter Street Manufacturing upholstery factories located in North Carolina and Mississippi totaling with over 1,400 full-time employees producing approximately $900 million to $1 billion in sales of upholstered furniture.
- Transportation Department for Ocean, Air, Trucking, and Rail consisting of over 30 transportation professionals located in Memphis, TN.
- 700 associates in our Sourcing offices in 10 countries in Asia and Europe including China, Vietnam, Singapore, India, Italy, and Turkey.
- Manage assigned capital, tenant improvement and facilities projects across one or more distribution center locations.
- Partner with Operations, Engineering and Maintenance teams to understand business needs and translate approved requirements into project scopes and execution plans.
- Support tenant improvement planning for lease renewals, expansions and new or modified facilities.
- Develop and maintain project schedules, budgets, cost tracking, vendor scopes of work and execution timelines for assigned projects.
- Coordinate vendor sourcing, bid processes, purchase requirements and contractor selection in partnership with Procurement and project leadership.
- Coordinate contractors and service providers during project planning, site execution and closeout.
- Monitor project progress, costs, schedule, quality and identified risks, escalating significant issues or changes as appropriate.
- Coordinate project activities within active distribution center environments to minimize operational disruption and support safe execution.
- Maintain project documentation, including proposals, contracts, purchase documentation, invoices, lien waivers, change orders, approvals, punch lists and closeout materials.
- Review invoices and project costs against approved budgets and identify discrepancies or potential cost overruns.
- Coordinate project shutdowns, contractor access, site readiness and turnover activities with local operations and facilities teams.
- Communicate project status, risks, decisions, dependencies and next steps to project stakeholders and leadership.
- Support project closeout, including punch-list completion, documentation turnover and confirmation of operational readiness.
- Bachelor’s degree in engineering, construction management, supply chain, business or a related field, or equivalent practical experience.
- 3+ years of project management or project execution experience in facilities, construction, distribution, logistics, manufacturing, supply chain or industrial environments.
- Experience coordinating project scopes, schedules, budgets, vendors and execution activities.
- Demonstrated ability to manage multiple projects or workstreams simultaneously.
- Strong organization, communication, stakeholder management and cross-functional collaboration skills.
- Ability to identify project risks, resolve routine issues and escalate matters requiring additional support or decision-making.
- Proficiency with Microsoft Office tools, including Excel, PowerPoint and Outlook.
- Ability and willingness to work in active distribution center and construction environments.
- Willingness to travel to distribution center locations as needed.
- Experience supporting warehouse, logistics, distribution or manufacturing operations.
- Experience supporting construction or facilities projects within active operating environments.
- Familiarity with tenant improvement projects, lease renewals and lease-related project requirements.
- Experience supporting procurement activities, competitive bidding, vendor selection and contractor coordination.
- Familiarity with capital approval processes, financial tracking, invoice review, change orders and project closeout.
- Experience with distribution center infrastructure projects such as dock equipment, HVAC and building systems, yard improvements, concrete, flooring, office buildouts, racking modifications, electrical infrastructure or MHE-adjacent improvements.
- Ability to read and interpret basic construction drawings, specifications, proposals and scopes of work.
- Familiarity with AutoCAD, Microsoft Project or similar tools.
- PMP, construction management, Lean Six Sigma or related certification is a plus.
- Walking throughout large distribution centers and project areas.
- Standing for extended periods during site reviews, project meetings, and contractor coordination.
- Navigating stairs, elevated walkways and other normal facility access points.
- Working around active distribution operations, maintenance activities and designated contractor work zones.
