Howard Building Corporation

Project Manager

Discussion

We’re looking for a Project Manager who enjoys fast-paced commercial interiors, strong teams, great clients, and the occasional construction problem that needs to be solved before lunch.

You’ll lead tenant improvement projects from preconstruction through turnover and closeout, working closely with clients, architects, superintendents, subcontractors, and your internal project team. The job is equal parts planning, financial management, communication, leadership, and figuring things out when construction decides not to follow the plan.

What You’ll Own

· Project budgets, estimating, buyout, forecasting, billings, and cost control

· Subcontracts, procurement, RFIs, submittals, change management, and project documentation

· Schedule coordination with the Superintendent and project team

· Client, architect, consultant, landlord, and subcontractor relationships

· Preconstruction, constructability, value engineering, and project planning

· Project risk identification and problem solving

· Punch, closeout, financial completion, and warranty follow-up

· Mentoring and developing APMs, Project Engineers, and other team members

You’ll Probably Enjoy This Job If You…

· Like construction and actually enjoy being around project teams

· Can make a decision without scheduling six meetings first

· Stay organized when ten things happen at once

· Ask questions before small problems become expensive ones

· Know when an email is appropriate and when picking up the phone will solve the problem faster

· Enjoy negotiating but understand that relationships matter after the negotiation is over

· Take the work seriously without taking yourself too seriously

· Like developing younger team members

· Understand that good PMs manage projects, but great PMs lead people

· Get satisfaction from walking through a finished space and knowing what it took to get there

What Success Looks Like

A successful Project Manager delivers projects that are safe, well planned, financially successful, on schedule, high quality, organized, and enjoyable to work on.

Most importantly, the project is delivered by a team of clients, designers, subcontractors, and coworkers who would happily work together again.

Because at the end of the day, we’re not just building offices and interiors. We’re building teams, relationships, and the next project.
