Project Manager

Job Description & Requirements

We are seeking an experienced Project Manager with strong developer-side experience to oversee and manage the delivery of the Company's property development projects from design development through construction and completion.

The successful candidate will act on behalf of the Company as the developer's representative, coordinating consultants, contractors, government authorities, and internal stakeholders to ensure projects are delivered in accordance with approved designs, statutory requirements, quality standards, budget, and project timeline.

Key Responsibilities

  • Manage and oversee assigned residential, commercial, and mixed-use development projects from design development through completion and handover.

  • Act as the Company's representative in managing architects, Civil & Structural, M&E, landscape, interior design, and other specialist consultants.

  • Coordinate with consultants to ensure timely completion of design, technical submissions, authority approvals, and construction documentation.

  • Review project programmes and monitor overall project progress against approved schedules.

  • Coordinate with contractors and consultants to identify and resolve project issues, delays, design conflicts, and technical matters.

  • Monitor construction progress from the developer's perspective and ensure works are carried out in accordance with approved drawings, specifications, quality standards, and contractual requirements.

  • Attend site meetings, technical meetings, progress meetings, and coordination meetings.

  • Review and monitor contractors' submissions, method statements, material submissions, shop drawings, and technical proposals.

  • Work closely with the Quantity Surveyor and Contracts team on variations, claims, cost control, and contractual matters.

  • Monitor project costs and work with relevant teams to ensure the project remains within the approved budget.

  • Coordinate with URA, BCA, SCDF, PUB, LTA, and other relevant government authorities where required.

  • Identify project risks and implement appropriate mitigation measures.

  • Coordinate with Sales & Marketing and Customer Service teams on project-related matters, including specifications, handover, and defects.

  • Monitor project quality and ensure defects are properly rectified by the contractor.

  • Lead the coordination and management of project completion, TOP, CSC, handover, and defects liability matters.

  • Provide regular project status updates and recommendations to Management.

  • Ensure effective communication and coordination among all project stakeholders.

  • Perform other duties and responsibilities as assigned by Management.

Requirements

  • Bachelor's Degree in Civil Engineering, Structural Engineering, Architecture, Building, Construction Management, or a related discipline.

  • Minimum 8–10 years of relevant experience in property development or construction.

  • Strong developer-side experience is highly preferred.

  • Candidates who have worked directly for a property developer and have experience managing consultants and main contractors will have an advantage.

  • Proven experience in managing residential, condominium, commercial, or mixed-use development projects in Singapore.

  • Strong understanding of the full property development process from design development, authority approvals, tender, construction, TOP/CSC, handover, and defects management.

  • Good knowledge of Singapore statutory requirements and construction practices.

  • Strong project management, coordination, communication, and problem-solving skills.

  • Ability to manage multiple stakeholders and work effectively under tight project timelines.

  • Independent, proactive, and results-oriented with strong attention to detail.
