Position Summary
The Project Manager – Mechanical/HVAC plans, directs, coordinates, and budgets activities associated with commercial and industrial mechanical construction projects throughout the Indiana Region. The Project Manager participates in the conceptual development of projects and oversees their organization, scheduling, financial performance, and implementation from preconstruction through closeout.
This role serves as the primary point of responsibility for project execution, customer relationships, financial performance, contract administration, procurement, and coordination between field and office teams. The Project Manager works closely with Superintendents, Foremen, customers, subcontractors, and vendors to ensure projects are completed safely, on schedule, within budget, and in accordance with contractual requirements.
Primary Responsibilities and Duties
- Work with Superintendents and Foremen to plan, organize, and direct activities associated with mechanical and HVAC construction projects.
- Establish project objectives, policies, procedures, and performance standards within the boundaries of company policy and contract specifications.
- Confer with supervisors, Superintendents, and Foremen to discuss work procedures, project challenges, scheduling concerns, and construction issues.
- Initiate and maintain strong customer relationships to facilitate successful project execution.
- Monitor and control project performance through administrative direction of field leadership to ensure projects are completed on schedule and within budget.
- Manage project financial performance, including forecasting, labor productivity, job costs, billings, cash flow, committed costs, and profitability.
- Prepare and manage Schedule of Values (SOV), monthly billings, pay applications, and financial reporting.
- Investigate potentially serious project situations and implement corrective measures to minimize schedule, financial, operational, and safety risks.
- Represent GEMCO in project meetings, owner meetings, contractor meetings, and internal strategy discussions.
- Manage financial and contractual aspects of projects while maintaining strong customer relationships.
- Prepare, review, negotiate, and manage change orders and contract modifications.
- Coordinate procurement of mechanical equipment, HVAC systems, materials, subcontractors, and long-lead items to support project schedules.
- Utilize Procore, ComputerEase, Bluebeam Revu, and other company systems to maintain project documentation and reporting.
- Process and track RFIs, submittals, shop drawings, purchase orders, and project documentation.
- Interpret and explain plans, specifications, schedules, and contract requirements to project teams, customers, and stakeholders.
- Formulate reports concerning project progress, costs, productivity, manpower, forecasting, and scheduling.
- Work with Superintendents to assign manpower and resources to projects based on project requirements and schedules.
- Participate in project planning, value engineering, estimating reviews, and preconstruction activities as needed.
- Lead project closeout efforts, including punch lists, as-built documentation, O&M manuals, warranties, training documentation, commissioning support, and final billing.
- Promote and support GEMCO's safety culture and ensure compliance with company, customer, and regulatory safety requirements.
