Project Manager - Multifamily Capex

Summary

Owner's representative and project manager for capital improvement (CapEx) projects across Coastal Ridge's student-housing and conventional multifamily portfolio. Day to day involves budgeting, bidding, vendor contracting, construction oversight, and closeout, tracked in project management software, with up to 25% travel to properties.

What You’ll Do:
As a Project Manager for Multifamily Capex projects, you will act as the owner’s representative and project manager for assigned capital improvement projects at various owned and managed student housing and conventional multifamily communities.

Located in downtown Columbus, Ohio, our corporate offices overlook the Columbus Commons which plays host to over 200 events throughout the year. Enjoy the building’s fitness center and rooftop terrace with adjoining clubroom, and walk to some of the city’s best restaurants and downtown amenities. This role requires up to 25% travel across our portfolio.
What You'll Own:
  • Partner with Asset Management, Operations, and Regional teams to identify, prioritize, and plan capital needs based on asset condition, business objectives, resident impact, and budget availability
  • Manage capital projects from initial assessment, budgeting, bidding, contracting, execution, punch list, closeout, and turnover to operations
  • Utilize project management software to maintain up-to-date project information, including scope, schedule, budget, status updates, documentation, key milestones, and monthly reporting
  • Manage a variety of capital project types, including clubhouse and amenity upgrades, unit renovations, exterior painting, roof replacements, asphalt and sealcoating projects, landscaping improvements, pool repairs, and other property enhancement or infrastructure projects
  • Ensure vendors maintain required licenses, insurance, permits, safety practices, and compliance with applicable codes, contracts, and company standards
  • Assist in asset acquisition due diligence periods and routine property inspections
  • Communicate project scope, schedule, budget, risks, and impacts clearly to internal stakeholders, vendors, community teams, and leadership
  • Coordinate project phasing, site logistics, vendor access, and communication with community teams to minimize disruption to residents and property operations
  • Develop and maintain product standards, material specifications, vendor resources, project documentation, and asset/material logs to support consistency across the portfolio
  • Review vendor invoices, pay applications, change orders, and supporting documentation for accuracy, contract alignment, and completion status
  • Travel to conduct inspections, budgeting, vendor coordination, and construction supervision as needed and as directed, up to 25%
  • Other duties and projects as directed and assigned.
What You'll Bring:
  • Bachelor’s degree in Construction, Architecture, Engineering, Real Estate Development or related field is preferred
  • 3-5+ years’ experience managing multifamily capital projects OR 8+ years in a project management role/environment
  • Thorough knowledge of construction, estimating, project management, and capital improvement project planning principles
  • Proven ability to drive projects from inception and budgeting to successful completion and closeout
  • Strong verbal and written communication skills
  • Ability to work in a fast-paced environment, with attention to urgency, details, problem solving and time management
  • Demonstrated self-starter who can collaborate in a team environment and drive projects to completion
  • Proficient with Microsoft applications (MS Word, Excel, Project Management, etc.)
  • Passion for success and exceeding expectations
