Summary
The Brooklyn Navy Yard Development Corporation (BNYDC) is a not-for-profit corporation that serves as the real estate developer and property manager of the Yard on behalf of its owner, the City of New York. BNYDC strives to provide an environment in which innovative companies can take root and grow.
As a Project Manager, you will support adaptive reuse projects of historic Yard properties, advance ground-up development, and perform various asset management related functions.
Areas of Responsibility
• Identify and advance pre-development tasks including site assessment, analysis of permitted uses, cost estimation, market study, feasibility analysis, and formulation of overall strategy
• Create, maintain, and update project budgets, schedules, financial performance, any critical items
• Forecast and track project sources and uses, cash flow, and return on investment metrics, in the context of complex funding sources
• Understand and model proceeds, costs, design implications, compliance, and other relevant aspects of sophisticated public-private funding sources including Historic Tax Credits, and others
• Support efforts to identify and work to obtain debt and equity funding sources
• Identify, advance, coordinate and report on critical City, State and Federal agency approvals, including DOB, SBS, PDC, ESDC, FEMA, and others
• Manage and/or support procurement process, including preparation of RFP’s and RFEI’s and corresponding strategy to maximize number/quality of responses, and evaluation of proposals, in coordination with Legal and External affairs teams
• Work with BNYDC Construction team to track contractor procurement, construction schedule, actual costs relative to budget, and issues affecting timely completion of project; and collaborate to propose solutions to issues
• Evaluate potential leasing deals based on economics, tenancy, and furthering BNY’s mission
• Provide updates and prepare presentations and recommendations for senior management, BNYDC Board of Directors, and other stakeholders
• Meet with tenants, consultants, contractors and other external stakeholders to problem-solve leasing, construction, and development related matters
• Perform other job-related duties as assigned

Required Skills and Abilities
• Written and verbal communication and presentation skills
• Basic financial modeling skills, including pro forma cash flow modeling, sensitivity analysis, budgeting sources and uses, etc.
• Familiarity with public-private funding sources
• Proficiency in Microsoft Office, advanced proficiency in Excel
