Project Manager – Vertical Construction

The Project Manager – Vertical Construction will be responsible for the business and administrative side of a vertical construction project. Responsible for planning, developing, coordinating and managing onsite construction activities for vertical construction projects to ensure quality and cost.

PRIMARY DUTIES

  • Contract and Subcontractor Management – Scope, negotiate, award and manage subcontracts. Oversee compliance with contract terms
  • Budget and Cost Control
  • Documentation and Communication – Manage RFIs, Submittals, Change Orders, Project Reporting, lead communication with owners, architects, and consultants
  • Ensure adherence to building codes, safety standards, and quality requirements Coordinate procurement of long lead materials and equipment
  • Sets up and maintains standard project files, general correspondence, subcontractor's agreements, and time sheets.
  • Monitor Progress and report status
  • Identify and mitigate project risks
  • Leadership and team Coordination
  • Strong communication and negation skills
  • Scheduling and project planning
  • Problem Solving and risk management
  • Distributes correspondence and coordinates project payables and receivables with accounting department and maintain and other accounts.
  • Develop and maintain positive and effective working relationships with owners, subcontractors, and crews.
  • Implement assigned duties with an exceptional level of accuracy, timeliness, and cost effectiveness.
  • Timecard tracking and coding.
  • Pickup permits, along with coordination with governing agencies for ongoing project requirements.
  • Maintain field logs and quantity tracking for work performed.
  • Accurate coding of costs and prepare monthly progress payment request.
  • Fully understand the scope of the subcontractors.

REQUIREMENTS

  • A related degree is a plus, 2-3 years (or related) Vertical experience is required – 4 stories or more
  • Applicants must be at least 18 years old
  • Valid driver's license and have a clean motor-vehicle record to meet company insurance guidelines
  • Broad knowledge of construction methods
  • Good understanding of vertical construction, blueprint reading, and computer skills
  • Excellent interpersonal and communication skills with a high level of integrity
  • Strenuous walking and required to wear protective personal protective equipment
  • Able to work in hot or cold outdoor temperatures and job site conditions
