PROJECTS MANAGER - SWIMMING POOL AND LANDSCAPE COMPANY

Project planning and delivery

• Take projects from handover (after contract signing) through to completion and client sign-off
• Build project schedules, work breakdowns, and milestone plans covering excavation, structure, plumbing, finishing, hardscape, softscape, and irrigation
• Coordinate the sequence of trades so work flows without clashes or idle time

Site management and supervision

• Direct site supervisors, foremen, and crews day to day
• Conduct regular site inspections to check workmanship, progress, and compliance with drawings and specifications
• Resolve technical issues on site (levels, drainage, ground conditions, utility conflicts)

Cost and budget control

• Manage project budgets, track costs against estimates, and forecast final cost
• Review and approve variations and change orders, and make sure they are priced and signed off before work proceeds
• Handle progress claims and invoicing, and monitor cash flow and margins

Procurement and subcontractors

• Source and order materials and equipment (pool shells, filtration and pumps, tiles, plants, pavers, lighting, automation)
• Select, negotiate with, and manage subcontractors and suppliers
• Manage delivery schedules and lead times, especially for imported or custom items

Client and stakeholder communication

• Act as the main contact for clients during construction, with regular progress updates
• Manage expectations, handle complaints, and negotiate scope changes
• Liaise with consultants, architects, designers, and the sales and design teams

Quality, health, and safety

• Enforce safety procedures, including excavation, working at height, electrical, chemical handling, and confined spaces
• Ensure PPE use, toolbox talks, and risk assessments are carried out
• Maintain quality checks such as hydrostatic/leak tests, electrical safety, water chemistry commissioning, and snag lists

Compliance and documentation

• Obtain permits and approvals from local authorities (in Dubai, for example, Dubai Municipality or relevant developer/community approvals)
• Keep records: drawings, change orders, inspection reports, test certificates, as-built drawings, and warranties
• Make sure the work complies with building codes, pool safety standards, and environmental rules

Handover and aftercare

• Run final inspections, complete snagging, and commission systems
• Train the client on pool operation and landscape maintenance
• Hand over documentation and manage the defects liability period

Team and business contribution

• Mentor and develop site staff
• Contribute to tendering, estimating, and process improvement
• Report to management on project status, risks, and profitability

Skills

Commercial: Procurement, supplier and subcontractor negotiation, and managing lead times.

Leadership: Directing site teams and coordinating multiple trades while running several projects at once.

Communication and client handling: Clear updates to clients, crews, and suppliers, plus expectation management and conflict resolution.
