Position Summary
The Property Manager plays a critical dual role in managing day-to-day property operations while delivering comprehensive financial analysis to drive asset value and operational efficiency. This role is responsible for overseeing physical property maintenance, tenant relationships, lease administration, and vendor coordination, alongside conducting deep financial modeling, budgeting, variance analysis, and reporting for real estate portfolios.
Key Responsibilities
Property Management & Operations
- Tenant Relations: Act as the primary point of contact for tenants; handle inquiries, service requests, lease renewals, and dispute resolutions in a prompt and professional manner.
- Property Operations: Oversee day-to-day physical and operational maintenance of assets to maintain high standards of appearance and functionality.
- Vendor & Contract Management: Source, negotiate with, and supervise third-party contractors and vendors (e.g., landscaping, janitorial, HVAC, security) to ensure quality and cost control.
- Lease Administration: Ensure compliance with lease terms, manage rent collections, track expirations, and process lease abstracts and tenant billings.
Financial Analysis & Asset Strategy
- Financial Modeling: Develop and update dynamic financial models using Excel or Argus to evaluate property performance, lease structures, acquisition opportunities, and capital improvement projects.
- Budgeting & Forecasting: Lead annual operational budgeting and quarterly forecasting processes for assigned assets in collaboration with accounting and senior management.
- Variance & Performance Reporting: Analyze monthly and quarterly financial statements (profit & loss, balance sheets, cash flows) and prepare variance reports highlighting Net Operating Income (NOI) trends.
- Market & Lease Analysis: Conduct market research on competitive rents, occupancy trends, and operating expenses; perform lease vs. buy and tenant creditworthiness analyses.
