Job Summary

The Property FP&A Manager leads the budgeting, forecasting, reporting, analytics, and business intelligence functions supporting Roers Companies' operating real estate portfolio. The position ensures leaders throughout the organization have timely, accurate, and actionable information to support property and investment decisions.


The Property FP&A Manager leads the team responsible for property-level and portfolio-level planning, financial analysis, KPI reporting, and performance measurement. Property FP&A owns the underlying data, tools, analytical frameworks, reporting processes, and decision support; Asset Management owns investment strategy, implementation, follow-up, and results. The successful candidate will combine strong real estate finance knowledge with a builder mentality and the ability to develop people, processes, and systems.


Responsibilities


Property FP&A Leadership

  • Lead the Property FP&A function and establish team priorities, performance expectations, and development objectives.
  • Manage and develop analysts through coaching, mentorship, quality control, and technical training.
  • Establish scalable processes and standards that support portfolio growth and high-quality decision support.
  • Ensure timely and accurate delivery of recurring reporting, forecasting, analysis, and planning activities.


Budgeting and Forecasting

  • Own the annual property budgeting process and ongoing forecasting across the operating portfolio.
  • Maintain planning templates, assumptions, workflows, controls, calendars, and reporting standards.
  • Partner with Asset Management and Property Management to evaluate performance drivers and develop defensible forecasts.
  • Improve forecast accuracy through data analysis, operating feedback, and continuous model refinement.
  • Develop long-range planning models supporting property performance, capital needs, and investment decisions.


Reporting, Business Intelligence, and Analytics

  • Own the development, maintenance, and continuous improvement of property and portfolio reporting.
  • Create dashboards and analytical tools using Power BI, Pigment, Excel, and other systems.
  • Identify trends, risks, opportunities, and key drivers across revenue, occupancy, leasing, concessions, bad debt, payroll, expenses, and capital investment.
  • Develop financial models, scenarios, and sensitivity analyses supporting operating and investment decisions.
  • Translate complex analysis into concise findings and recommendations for operating and executive audiences.


Systems, Data, and Process Improvement

  • Serve as the functional owner of property planning, forecasting, and management reporting processes.
  • Partner with Accounting, IT, Asset Management, and Property Management to improve data quality, governance, and reporting consistency.
  • Support implementation, optimization, and adoption of Yardi, Pigment, Power BI, and related technologies.
  • Reduce manual work through automation, standardization, and scalable data structures.
  • Promote practical use of business intelligence, advanced analytics, and AI where they improve speed or decision quality.


Cross-Functional Partnership

  • Partner closely with Asset Management to convert analysis into actionable property strategies and measurable outcomes.
  • Support property business planning, capital planning, lease-up analysis, stabilization monitoring, and portfolio reviews.
  • Work with Accounting to improve financial reporting quality and resolve data or process issues.
  • Assist REIT and Capital Markets, Finance, and Investor Relations with operating forecasts, performance reporting, and due diligence requests.
  • Perform other duties and special projects as assigned.
