PROPERTY LEASING MANAGER

Leasing and Business Development

  • Develop and implement leasing strategies to maximize occupancy levels and rental revenue across the property portfolio.
  • Identify, source, negotiate, and secure suitable tenants for vacant properties and new developments.
  • Conduct property viewings, presentations, and site inspections for prospective tenants.
  • Establish and maintain strong relationships with tenants, property agents, brokers, consultants, and other business partners.
  • Explore and pursue new leasing opportunities to enhance portfolio performance and market presence.

Lease Management

  • Manage all aspects of lease administration, including lease negotiations, tenancy agreements, renewals, amendments, and terminations.
  • Monitor lease expiry schedules and proactively engage tenants on renewal discussions and retention initiatives.
  • Ensure compliance with tenancy agreements, Company policies, statutory requirements, and relevant regulations.
  • Maintain accurate leasing records, tenant databases, and documentation.

Tenant Relationship Management

  • Serve as the primary point of contact for tenants regarding leasing matters.
  • Respond promptly and professionally to tenant enquiries, concerns, complaints, and requests.
  • Foster positive tenant relationships to enhance tenant satisfaction and retention.

Market Research and Reporting

  • Conduct regular market research and analysis on rental trends, competitor activities, market conditions, and emerging opportunities.
  • Prepare leasing proposals, rental analyses, occupancy reports, leasing performance reports, and other management reports.
  • Monitor leasing performance against approved targets and recommend improvement initiatives where necessary.

  • Work closely with Property Management, Maintenance, Finance, and other internal departments to address tenant-related matters, rental collections, operational issues, and property enhancement initiatives.
  • Support management in achieving overall portfolio profitability and value enhancement objectives.

General

  • Contribute to the continuous improvement of leasing processes and operational efficiency.
  • Perform any other duties and responsibilities assigned by Management from time to time.
  • Plan and execute marketing, advertising, and promotional campaigns to attract prospective tenants and increase property visibility.
  • Collaborate with external agencies and marketing partners to support leasing objectives.
