Job Title: Property Manager
Job Summary:
The Property Manager is responsible for
overseeing end-to-end operations, maintenance, financial performance, and
compliance of commercial properties. The role ensures efficient service
delivery, tenant satisfaction, regulatory adherence, and optimal asset
performance while managing site teams, vendors, and budgets.
Key Roles & Responsibilities:
1. Operations & Facility Management
- Act as the primary point of contact for day-to-day
facility operations and statutory compliance
- Oversee operation & maintenance of all MEP systems (Electrical, DG, HVAC, Lifts, STP/WTP, Fire, Plumbing, etc.) as per asset
manuals
- Ensure adherence to SOPs, checklists, logbooks, and
preventive maintenance schedules
- Maintain high standards of cleanliness, hygiene, and upkeep across all areas
- Implement and monitor parking management and visitor
management systems
2. Financial Management & Commercial
Performance
- Track property management expenses vs. budget and ensure
profitability
- Ensure ≥90% utility collections by 20th and ≥90% CAM
collections by month-end
- Oversee utility billing, reconciliation, and tenant
invoicing
- Monitor vendor payments and financial timelines
3. Vendor & Procurement Management
- Manage vendor lifecycle including selection, onboarding, and
performance evaluation
- Ensure procurement processes, competitive quotations,
and approvals are followed
- Raise IPRs, release PO/WO, and track execution
and billing
- Maintain inventory, stock levels, and consumption tracking
4. Team Management & Administration
- Supervise site team and vendor staff; recommend performance
recognition
- Manage staff attendance, leave planning, and manpower
allocation
- Conduct training programs including emergency response
and safety drills
- Ensure coordination with PMC teams and certify attendance
monthly
5. Reporting & Compliance
- Daily, monthly, quarterly, and half-yearly reports
- Previous day report (by 11 AM)
- Monthly operations report (by 5th)
- Conduct monthly performance reviews and MOM submissions
- Ensure labor compliance audits and statutory adherence
- Coordinate corporate audits and ensure closure of
observations
6. Safety, Security & EHS
- Ensure site is fully compliant with EHS standards (energy, water, waste, chemical handling, PPE, LOTO, etc.)
- Conduct fire drills, emergency response training, and
evacuation exercises
- Oversee security operations and implementation of security
protocols/manuals
- Ensure pest control and safe use of chemicals
7. Asset & Documentation Management
- Maintain updated records of assets, drawings, manuals, and
documentation
- Ensure proper handover of floor inventory to tenants
- Track statutory certifications (CEIG, lift inspections,
etc.) and close observations
8. Tenant & Client Coordination
- Coordinate with tenants for billing, collections, and
service delivery
- Support VIP visits and events planning (festivals,
R&R, national events, etc.)
- Ensure high levels of client satisfaction and relationship
management
Required Qualifications:
Education:
- Degree / Diploma in Engineering (Electrical / Mechanical)
Experience:
- 5–6+ years in Property Management / IFM / IPC organizations
