Property Manager and Lease Administration
As a Property Manager / Lease Coordinator you will be responsible for assuring that The Pittsburgh Paints Company (PPC) meets its company-owned store development goals by supporting the Real Estate Department through managing the company owned store leases. This is a "team" approach with many different "stakeholders" in the organization.
You will work a hybrid role requiring three days in the Cranberry, PA office and two from home.
Key Responsibilities:
- Implement a comprehensive property management strategy
- Handle all aspects of the company store leases including lease amendment negotiations, preparation and maintenance of lease records, monthly payout of rents, year-end reconciliations, and assistance with store maintenance issues.
- Negotiate lease terms and landlord concessions, preparing Letter of Intent and finalizing all terms and conditions with landlord or broker.
- Prepare Real Estate Summary documents, coordinating the approval of the negotiated terms with the Real Estate Managers and final review of all leases amendments prior to execution of documents.
- Work directly with the Real Estate Managers to assist with the execution of new store lease documents including implementation of the lease.
Qualifications:
- Bachelor's degree in business, accounting, or real estate (or related field or experience).
- 5 years of experience working with real estate/property leases for retail.
- Commercial real estate lease experience required with corresponding years of real estate / property management experience in a corporate setting
- Strong Computer skills: including MS Office (Word, Excel, Access, PowerPoint, MS MapPoint)
- Extensive knowledge of Access and Lucernex is a plus
- Strong project management, team and leadership skills
- Strong negotiation skills
- Strong communication skills at all levels of the organization
- Ability to work independently as well as part of a team
