FUNCTION
Reporting to the Housing Operations Supervisor, the Property To provide property management for assigned housing programs & apartment buildings in accordance with the policies and procedures for Housing Opportunities
MAJOR DUTIES:
- Attend all agency meetings, as required;
- Ensure compliance with agency policies and procedures, funding source requirements, related regulatory bodies as appropriate.
- Have a working knowledge of all program operations, goals and objectives as well as the organizational vision, values and mission.
- Develop, follow, interpret, and implement program policies and procedure regarding lease signing and all areas of property management
- Identify and ensure repair of any maintenance concerns in a timely manner. Then enter request in Real Page property management software.
- Complete move-in and move-out property inspections with maintenance department and bill tenants as appropriate for repairs or replacements.
- Available for afterhours emergency calls
- Collect and maintain accurate records regarding rent from tenants in Real Page property management software: Work with housing advocates to ensure payments are made on time.
- Work with housing advocates to manage orientation/lease signing process for tenant.
- Work with housing advocates to ensure tenants follow Housing Opportunities Policies & Guidelines, and leases regarding rent, repair charges and general property maintenance.
- Weekly property inspections, monitoring the units that are assigned to you in your caseload.
- Complete annual certifications and yearly lease renewals.
- Manage caseload consisting of 50 to 70 units/rentals.
- Accept/evaluate applications and enter into Real Page property management software.
- Conduct pests control every other month or if needed for emergency at any time.
- Collect laundry coins every 2 weeks, or as needed.
- Give out tenant violations as required.
- When a unit becomes available, have it filled with in a 7-day time frame.
- Calculate clients rent.
- Complete TIC form. (Tenant income certification)
- Update and maintain HMIS and Real page property management software for clients on the caseload.
- Maintain time sheets daily
- At the end of pay period submit to supervisor for approva
- Develop and maintain relationships with community based landlords, social service agencies and other community organization
MINIMUM QUALIFICATIONS:
- Bachelor’s Degree or equivalent experience
- Must have at least two (2) years of equivalent work experience in a related field.
- Must have a valid driver’s license.
- HOME, Section 42, HUD and Permanent Supportive Housing experience preferred but not required.
- Proficient in using Windows Operating System as well as Microsoft Office applications.
- Must demonstrate strong interpersonal, speaking and writing skills.
- Employee must be able to solve complex problems independently.
- Employee will need to be able to organize client file, prepare file for audits.
- Employee must be able to work independently as well as in a team setting.
